Interestingly, following Bangalore’s footsteps, Pune has also started to embrace the concept of one-bedroom apartments. These compact homes are a big hit among young professionals and couples in the city.
Explaining the increase in supply for 1BHK apartments, Akshit Gupta, City Head, Home Buying Advisory Services, Pune says, “Residential units of smaller configuration are the fastest-selling as they are mostly geared towards mid-income homebuyers. Being the lowest entry point for investors, these homes have a high sales velocity.”
From the investment perspective also, 1BHKs are easier to rent in a city that, like Bangalore, attracts a large number of migrants.
Sized in the range of 450 sq. ft. to 650 sq. ft, you can find 1BHKs in the price bracket of Rs 3,000-7,000 per sq. ft. The rental values range between Rs 8,000-12,000 per month, depending on the location.
“When you compare monthly rental values to Equated Monthly Instalments (EMIs) in major localities in the city, the difference is negligible. Thus, it makes more sense to pay EMIs over rent,” says Gupta.

Next, we have Namrata Ecocity 2.0 by the Namrata Group. Situated in the heart of Talegaon, the project enjoys seamless connectivity to Hinjewadi, a popular IT hub in the city. Further, it is a mere 2.2km from Talegaon Railway Station.
Namrata Ecocity 2.0 offers a total of 550 units. 1BHK units are available in size range of 351- 455 sq. ft. The project is currently selling at Rs 3,300 per sq. ft. and is ready-to-occupy.

If you are looking for a 1BHK apartment in a gated community, consider Pebbles Urbania in Bavdhan. Being strategically located, it enjoys good connectivity to the Hinjewadi IT Park and other important areas like Baner, Pashan, and Paud Road.
The apartments here are spread across seven towers that open to a landscaped garden. The carpet area of 1BHK apartments is 358 sq. ft. and the current price is Rs 47 Lakh.
A RERA-registered project, it is ready-to-move-in.

Gagan Tisha, Undri | Price: Rs 3,075 per sq. ft.
Gagan Tisha offers 1BHK apartments in Undri. one of the upcoming locations in Pune. We consider this a good value buy for investment.
The super built-up area is 640 sq. ft. At present, the per sq. ft. rate is Rs 3,075. Thus, a 1BHK in Gagan Tisha will roughly cost you about Rs 32 Lakh all-inclusive.
Regarding social infrastructure, the Bishop’s Co-Education School, RIMS International School, Delhi Public School, Sanskriti School, and VIBGYOR High School can be reached within 10 minutes. Further, there are also several restaurants, malls, and café’s in the vicinity.
Currently, under construction, the project is expected to be ready by June 2021.

Nivasa Udaan, Lohegaon | Price: Rs 7,832 per sq. ft.
Finally, we have Nivasa Udaan by Nivasa Realty. The 1BHK apartments here come in two sizes – 476 sq. ft. and 487 sq. ft. At present, the per sq. ft. rate is Rs 7,832. Thus, a 476 sq. ft. apartment will cost you about Rs 37 Lakh.
Lohgaon offers robust connectivity to the airport, which is 4.4km away. Additionally, it also enjoys proximity to healthcare centres, malls, and renowned schools.
Residents of Udaan will have access to a swimming pool, yoga/meditation hall, landscaped garden, barbeque area, and jogging track.
