Prestige Song of the South: The RoofandFloor Site Review

About a decade ago, South Bangalore was synonymous with old residential bungalows and sprawling trees. Today, with the establishment of IT/ITeS corridors, South Bangalore is displaying a transformed landscape with huge residential townships dotting the skyline of the area.

With high demand from the tech professionals working in and around South Bangalore, many new projects have come up in the area. We profile the Prestige Group’s Song of the South.

Last week, Nikunj Joshi from our team paid a visit to the project. Here’s what she found:

Overview

Launched in 2016, Song of the South is located at Begur, right off Bannerghatta Road.

Fact sheet: Spread across 33 acres, it is being developed in two phases and will accommodate a total of 16 towers.

The project is being constructed using mivan technology by L&T, which promises to give you a leakage-free home.

About 77% of the project is dedicated to open green space, and we look forward to the overall landscaping of the project.

Project status: Under construction and RERA-approved.

Location and Accessibility

Being in Begur, the project enjoys easy accessibility to Bannerghatta Road which is 3.5km from the project. Additionally, Electronic City, one of the major IT hubs of Bangalore, is 7.9km away while Hosur Road is at a distance of 5.7km. One of the closest IT parks to the project is Kalyani Magnum Infotech Park (6.9km) that houses several tech giants.

Regarding social infrastructure, there are several schools, colleges, hospitals, and shopping centres in the vicinity. Some of the reputed schools include Vibgyor High School, Greenwood High, Chaitanya Techno School, etc. IIM Bangalore is 5km from the project.

Amongst the healthcare facilities, renowned hospitals like Narayana Nethralaya, Apollo Hospital, Fortis are easily accessible from here. For recreation, residents in the area swear by the Royal Meenakshi Mall.

A cause for concern?

I took Begur Road to reach the site, and I must say that the approach road to the project is quite narrow. Moreover, since BMTC buses regularly ply on Begur Road, it results in traffic snarls during the peak hours of the day.

However, post my interaction with Mr Nandan, Senior General Manager of Sales, I was informed that the road widening project has already commenced. Seeing my not-so-convinced expression, he was prompt to show me the government’s notice.

Unit sizes

The first phase has a total of 1,733 units, out of which Prestige has about 1,200 units while the remaining are with the landowners. The project offers units in varied configurations, including 1, 2, 2.5, 3, 3+servant room, and 4BHKs.

Each apartment unit offers greater privacy as it is open from three sides that also ensures cross-ventilation. This also means that no two balconies face each other. Further, the project is Vaastu-compliant.

I checked the model flat for standard 1, 2, and 3BHKs. There is vitrified tile flooring in most of the rooms, including the master bedroom, dining room, and other bedrooms. Except for 1BHKs, all the other configurations come with a utility area attached to the kitchen. All the geysers in the bathrooms are provided by the developer.

Amenities

Prestige Song of the South has a centrally located clubhouse(two-levels). It also boasts of a pool-facing gymnasium, swimming pools, unisex salon, laundry room, mini-theatre, doctor’s consultation centre with a chemist, and restaurant with indoor and outdoor seating area.

There is also provision for a supermarket in the future. For fitness freaks, there is a 3.4km jogging and cycling track weaving across the project.

The project has Cauvery water as well the provision for borewells. All the units will be supplied with filtered water using central filtration technology. There is also full-power back up for all residences and round-the-clock security along with intercom and broadband facility.

Price

At present, the current per sq. ft. rate is Rs 5,300. In 2015, the project was pre-launched at Rs 4,500 sq. ft, indicating an appreciation of about 17% in the last three years. This might be of more interest to harassed commuters – the project is close to the upcoming Metro station at Bannerghatta Road.

The towers facing the clubhouse will be levied a Preferential Location Charge (PLC) of Rs 100 per sq. ft. while the floor rise is Rs 20 per sq. ft. across the project. There is no PLC for corner units.

So far, the profile of the buyers includes software professionals, doctors, professors, etc.

Construction progress

The construction for Phase I is in full-swing. The first level of the clubhouse is also ready. So, if you are looking for a project that will be ready in another two years, Song of the South is worth consideration.

The Sales Head of the project informed me that over 1,000 units have already been sold.

Approvals

Prestige Song of the South is approved by both the BDA and BBMP. The project has also received the Commencement Certificate.

RoofandFloor verdict

Rating: 4/5

Why? For the construction quality, open space, and amenities.

One final thought: Song of the South is expected to be completed by December 2020. Since the number of units is less compared to the project area, each resident will get a higher undivided share of land. Traffic could be a major problem if the approach road is not widened before all the units are occupied. If you have embarked on your home buying journey, visiting this project might be a good idea.

  1. This prestige song of the south flats have smaller room sizes compared to that shown in brochures. In each flat the overall flat carpet area is reduced in size 4 to 10 square feet. This is equal to Rs.45,000/-. This is day time cheating. Please dont buy flats here.
