A home where you can avail spa services to unwind after a tiring day at work. Sounds like a dream? Well, this is life as usual for the residents of Leela Residences in Bhartiya City.

An integrated township, Bhartiya City sprawls over 125 acres where community, culture, family, learning and wellness go hand in hand. The project will have about 7,500 homes when completed.

While this integrated township also offers affordable and mid-segment apartments, our review focuses on the luxury apartments at Leela Residences.

First impression: Lifestyle woven around luxury

My first impression was that the project offers the lifestyle of a suite in a home. And that’s probably because these branded luxury residences are being developed in collaboration with the Leela Group, a premium brand in the hospitality sector.

Location and accessibility

Leela Residences is located in Thanisandra Main Road. It enjoys swift connectivity to the Outer Ring Road (ORR), Hennur Main Road, and Bellary Road. Being situated in the northern part of Bangalore, you can easily reach the Kempegowda International Airport (23km) via Thanisandra Main Road.

Work: Manyata Tech Park, one of the popular IT hubs in the city, is a mere 4km from the project.

Convenience: Being an integrated township, the residents of this project will not have to step out for their day-to-day needs. That said, you can still wander around to the nearby Elements Mall to catch a movie or for grocery shopping or just for a quiet date night.

Construction status and possession date

At present, about 62% of the construction work of Leela Residences has been completed. The structure has come up to the 16th level so far.

The project is expected to be completed by 2020.

Budget

At present, the per sq. ft. rate is Rs 12,500.

In 2015, the project was launched at Rs 10,500 per sq. ft, indicating an appreciation of about 19% over the last three years.

So far, the profile of the buyers includes entrepreneurs, doctors, NRIs, and CXOs.

Unit sizes

The Leela Residences are spread across three towers, soaring up to 24 levels. It offers 176 units in 2, 3, and 4BHK configurations overlooking a central park, landscaped terraces, and the boulevard.

Interestingly, it is one of the few luxury projects in the city that offers studio apartments.

I visited a 2BHK model flat and was impressed with the quality of the paint and the finishing of the doors and windows. The unit plan has been well-thought with ample light and ventilation.

Shopping: The residents of the property will enjoy the luxury of shopping in Bhartiya City’s retail space that houses world-class brands.
Clubhouse lounge – On the 6th floor of the project is an intimate, members-only restaurant, with a team of chefs.
Clubhouse bar – A beautifully furnished and well-stocked classic bar.
Private theatre – Residents get to relive their old favourites and can also schedule and host a private screening.
Chef’s Room – Leela Residences claims to have award-winning chefs who can whip up any cuisine.

Considering its proximity to the airport and several employment hubs, homes in Leela Residences can also be a sound investment. Once the proposed Airport Metro Line is operational, property values are likely to shoot up further.
