About three decades ago, small villages dotted Pune’s Hinjewadi. It was an unknown destination in the peripheries of the city. Unimaginable, right? The area, today, is bourgeoning with real estate activity. It is one of the most preferred residential destinations now! So, from a sleepy suburb, how did Hinjewadi metamorphose into a real estate hotspot? Well, it all started back in 1998 with the establishment of the IT zone in Hinjewadi. And the rest, as they say, is history.
Hinjewadi, today, has several residential projects by some of the leading developers in the industry. There are about 300 projects for sale on RoofandFloor.
Continuing our series of unbiased project reviews, RoofandFloor paid a visit to Eon Homes by Kasturi Housing.
Project overview
Launched in January 2013, Eon Homes is a premium project located in Hinjewadi.
Sprawling across 22 acres, the project has two phases with six towers each.
Location and accessibility
EON Homes is strategically located in Hinjewadi. It enjoys good connectivity through approach roads via Baner and Wakad.
Work
The project enjoys proximity to several leading tech companies. Some of the popular ones include Cognizant Technology Solutions, TCS, and Tech Mahindra. At present, about 165 firms have their base across three phases at the Hinjewadi IT Park.
Convenience
The Fountain Market or Xion Mall is close by. Ruby Hall, one of the prominent hospitals in Pune, is not far away either. Pawar Public School and Mount Litera Zee School are the two popular schools in the vicinity.
Unit sizes
Eon Homes offer a total of 240 units in both comfort and luxury categories. The former offers 2 and 2.5BHK apartments sized 721 – 818 sq. ft, while the latter offers 2, 2.5, and 3BHKs in the range of 785 -1,119 sq. ft. All units are Vaastu-compliant.
Price
At the time of writing this review, the current per sq. ft. rate is Rs 5,300. The project launch price in 2015 was Rs 3,800 sq. ft, indicating an appreciation of about 39% in the last four years.
The units facing the amenities will be levied a Preferential Location Charge (PLC).
So far, the profile of the buyers includes software professionals, doctors, and business personnel.
Approvals
Eon Homes has all the requisite approvals in place. These include approval from Maharashtra Industrial Development Corporation (MIDC). It has also received the Commencement Certificate.
Additionally, the project is RERA-registered.
Here’s what our writer found:
First impression: Thoughtfully-designed homes
As I entered the project, the first thing I noticed was the Braille tactile guidance tiles. I was impressed with the facilities for differently-abled individuals in the project. As I explored further, I found more such features designed with much thought. For instance, there is the garbage chute room on every floor with separate chutes for wet and dry garbage.
Spacious apartments
I checked the model flat for a standard 2BHK.
All the units have a modular kitchen with hob, chimney, and a water purifier. The utility area is also attached to the kitchen. The bathrooms come furnished with bath accessories like shower cubicles, exhaust systems, and solar water heating provisions. Lastly, the bedrooms are equipped with air conditioners.
What I particularly liked were the full height corner windows and exterior viewing decks. I could imagine myself enjoying a sunset here with a cup of tea.

The frills
About 80% of the project is set aside as an open landscape. The clubhouse promises a lap pool, gymnasium, sports bar with a snooker table, mini movie theatre, and meditation room.
Outdoor amenities include cricket pitches, basketball courts, cycling and jogging tracks, and an amphitheatre.
Parking spaces are provided for over 2,000 cars. The parking also comes with a facility management room and drivers’ lounge and washroom.
Construction progress
Out of the six towers, Tower A1 was delivered a year ago. The possession formalities for Tower D3 will start in the next six months, followed by Tower A2 in the next two years. In D3, five 3BHK flats are remaining while in A2, there are about 20 flats in 2 and 2.5BHK configuration.
Traffic can be a problem
Traffic snarls during peak hours have been a significant concern for Hinjewadi. The only entry and exit points to the IT park are Wakad Chowk and Bhumkar Chowk on the Pune-Bangalore Highway. The number of cars has only increased over the last few years, but the roads have not been widened to match this increase.
Commuting during peak hours can be painful until the promised infrastructure improvements are completed.
