Step-by-Step Guide to Build Your Home in Bangalore

The decision to buy a new home is a brave one. But the decision to build one is braver. If you have just bought land in Bangalore, and are planning to build your home from scratch, then you are about to embark on an exciting journey.

Now before you start picking out floor patterns for your living room, let us tell you that building a house begins long before the first brick is laid. In short, some critical tasks must be done before the start of the construction.

Here, we give you some tips that will help you get started with building your home.

Know your Khata

In real estate terminology, Khata it is a legal document that constitutes details about a particular property including owner’s name, property size, location, etc. Khata certificates are documents sanctioned by the government for your plot. The plots are classified into three types – A khata plot, B khata plot and the Panchayat khata.

An A-Khata plot is located within the BBMP’s jurisdiction. It is compulsory for an A khata owner to take all the necessary permissions and approvals from the concerned authorities (BDA, BESCOM and BWSSB).

It is a crucial document if one is taking a home loan for buying a property. It is also important while applying for water and electricity connection or obtaining any commercial permit.

Select the right contractor

The next important step is to select the right contractor. A qualified builder or a contractor will always have a reputation for his quality. If the idea and specifications of the project are good and clear, then its execution will also be fast. Here are some tips for selecting the right contractor:

  • Evaluate whether the contractor is capable of handling the project end-to-end.
  • Check for contractor’s certification. If opting for a company, check for safety standards and the quality of their labour.
  • Don’t forget to check the reviews of the company.
  • Visiting some of the houses that the contractor has built or are currently under construction and observing the contractor’s interaction with his workers will give you an idea of how he operates. It will also give a snapshot of his team of workers as well.

Budget estimation

Next, we have budget estimation- a step that prepares you financially for the construction of your home. There are a few things that can give you a rough estimate of how much a house will cost you. For instance, in Bangalore, the average construction rate is Rs 1,499 per sq. ft.

You can also add the cost of various approvals that you need to take from government authorities. The overall price depends on factors like the size of the plot and location. On average, for a 1,200 sq. ft. plot of land in Bangalore, you will end up paying Rs 1-2Lakh.

Ask your contractor for 2D and 3D elevation plans for better estimation.

Soil testing

Foundation of a building depends primarily on the type of soil on site. Thus, before you start construction work, it is advised to get the soil test done. This test will check the suitability of the soil for the proposed construction.

Plan approval

With the pre-work done, you have to now get your layout plan approved by the concerned authority. In Bangalore, you need approval from the Bangalore Development Authority (BDA).

For the same, you can fill an application form for plan sanctioning and submit it.  Along with the application form, you will have to provide the following documents:

  • Recent Khata certificate and extract
  • Tax receipts for the last few years
  • Encumbrance Certificate from 2004 to till date
  • Mother Deed and Grant Deed
  • Gift Deed, if any
  • KYC of the property owner

Temporary connections

Next, to begin the construction work, you will need a temporary water and electricity connection. To get an electricity connection, you will have to pay a refundable deposit of Rs 8,000/- to BESCOM. It’s that simple!

Monitoring the progress

Schedule regular updates and progress reports with the contractor so that you are always aware of any issues or know what to expect. Lastly, it is always advisable to make regular visits to the site.
