What we were looking for: Under-construction properties
Availability: Out of the total 1,680 units, about 971 units are available for sale.
Possession: August 2019.
A project by Aparna Constructions, Serene Park was launched in August 2016. A premium project, it sprawls across 19 acres.
The 2 and 3BHK apartments are spread across 14 blocks with 20 floors each.
The project uses Mivan technology that ensures lesser water seepage problems.
Further, homes built using this technology are known to be more durable and of low-maintenance.
Price: Rs 6,099 per sq. ft.
Location and accessibility
Located in Kondapur, Aparna Serene Park enjoys fast accessibility to all the important areas in Hyderabad. The area is connected to the city centre via the Hafeezpet Flyover and the Outer Ring Road, which is 3km away. The international airport is 33km away, and Lingampally MMTS Station is the closest to the project at a distance of 2km.

At the time of writing this review, the per sq. ft. rate is Rs 6,099. The project launch price in 2016 was Rs 4799 per sq. ft, indicating a rise of 27% in just two years. This can also be attributed to the growth that Kondapur itself has recorded over the last three years.
The preferential location charge for corner apartments is Rs 50 per sq. ft. while for apartments with a view, it is Rs 100 per sq. ft.
