In the early 1900s, the Nizam of Hyderabad gifted land to Aamir Ali, one of his Jagirdars. He built a small palace on that plot of land, which today houses the famous Nature Cure Hospital. This is how Ameerpet in Hyderabad derived its name. The third observatory of India, the Nizamia Observatory, was also set up here in Ameerpet by the Nizams. The observatory still stands as a testimony to the development of Ameerpet.
“About a decade ago, you could only see the houses of the Nawabs, land that was given to Jagirdars by the Nizams, and a few eateries along the National Highway 9. In fact, since the NH 9 was easily accessible from Ameerpet, properties here used to command a higher price compared to Banjara Hills or Jubilee Hills,” informs Khaled Salem, a long-time resident of Ameerpet.
Today, Ameerpet is one of the prominent pin codes in Hyderabad with several new apartment complexes and ongoing commercial development.
Where is Ameerpet?
Ameerpet is located to the north-west of Hyderabad. It borders Sardar Patel Road and the National Highway 65.
It enjoys easy accessibility to the IT hub of Hitec City and other posh areas, including Banjara Hills, Jubilee Hills, and Begumpet.
The area also enjoys Metro connectivity to other parts of the city.
Nature Cure Hospital is the closest MMTS train station for Ameerpet residents.
The Rajiv Gandhi International Airport is about 32km from here and can be reached within 50 minutes via the PV Narasimha Rao Expressway and NH 44.
Rapidly growing education hub
Ameerpet is one of the most renowned education hubs in Hyderabad. From information technology to management studies, you can find ample coaching institutes in the area. There are about 500 training institutes that cater to over 100,000 students.
The presence of several training institutes has also catalysed the demand for rentals in Ameerpet. The average rental value for a 2BHK apartment is Rs 10,000-18,000 per month.
Physical infrastructure
Ameerpet has several schools within its vicinity like the Fiitjee World School, Sister Nivedita School, Niraj Public School, among others.
Leading hospitals include the Aster Prime Hospital, Challa Multi Speciality Hospital, Wellness Hospital, and the Indo-US Super Speciality Hospital, among others.
Infrastructure woes
While the Metro has enhanced the connectivity quotient of Ameerpet, it has also increased the amount of construction waste dumped on the roads. Garbage dumping, bad roads, and inadequate parking space are some other issues that plague the locality of Ameerpet.
Property rates
The ongoing capital values in Ameerpet are Rs 3,800-5,900 per sq. ft. In 2016, the average values were in the range of Rs 2,800-4,200 per sq. ft, indicating a rise of whopping 36% in just two years.
To cash on the growing demand, several leading developers in the industry have launched their projects in the area. These include Vasavi Group, Lodha Group, Samruddhi Developers, Kalpataru, Fortune Constructions, among several others.
