Through the Tamil Nadu Housing Board Act of 1961, the government set up the Tamil Nadu Housing Board (TNHB). 

The Housing and Urban Development Department of the Government of Tamil Nadu is working to run the Tamil Nadu Housing Board.  

The government appoints the chairman and is in charge of the board. He is helped by board members who are appointed from different government offices and agencies.  

The Managing Director and other Officers of the Board are in charge of running the business. 

More than 50% of the housing units constructed by TNHB have been for the economically weaker sections.

Eligibility Criteria for TNHB Schemes: 

To apply for any of TNHB’s housing schemes on their official website, tnhb.tn.gov.in, you must meet the following criteria: 

  • The applicant’s age must be at least 21 years old. 
  • A resident of Tamil Nadu is required to apply. 
  • The applicant is required not to be a landowner or a resident in any other state-sponsored housing program. 
  • To be eligible for any income group, the applicant must be a salaried individual. 

Income Requirements for Tamil Nadu Housing Board Schemes:

The criteria for various categories of apartments vary according to income level. 

  • For EWS(Economically Weaker Section) Flats: up to INR 12,000 per month 
  • For LIG(Low-Income Group) Flats: INR 12,001 to INR 18000 per month 
  • For MIG(Middle-Income Group) Flats: INR 18001 to INR 37,000 per month. 
  • For HIG(High-Income Group) Flats: INR 37,001 to INR 62,000 per month.

Allotment Process of the Tamil Nadu Housing Board: 

The TNHB schemes are categorised into two parts which are residential and commercial:

The Tamil Nadu Housing Board (TNHB) allotment process involves inviting applications from the public through advertisements, followed by a lottery system to select eligible applicants.  

The allotment committee includes members from the state revenue authorities.  

The chosen individuals are then allotted residential units based on their chosen category and income bracket, usually through a “draw of lots” held publicly. 

Applicants can choose to purchase the unit on a hire purchase basis (paying in installments) or outright purchase depending on their capacity.

How can I apply for the Tamil Nadu Housing Scheme in the offline mode? 

To apply for TNHB schemes, follow the steps listed below: 

Step 1: Purchase the application form for the appropriate category from the Tamil Nadu Housing Board. 

Step 2: Submit the form, along with the initial deposit fee. 

Step 3: You can obtain an application form from the office of the Executive Engineer and Administrative Officer, J.J. Nagar Division, Tamil Nadu Housing Board, Chennai.

TNHB Schemes: Payment Modes 

The Tamil Nadu Housing Board (TNHB) offers various payment modes for its housing schemes, including:  

Hire purchase 

An initial deposit of 15–40% is made within 21 days of receiving the allotment letter. The remaining amount is paid in EMIs over 8–15 years. 

Self-finance 

The entire construction cost is paid in phases before the project is completed. 

Outright purchase 

The total cost of the unit is paid within 30 days of receiving the allotment letter. 

For the initial deposit, you can pay by demand draft or cash. For monthly installments, you can pay by cash or cheque, but outstation cheques are not accepted.  

Cheque payments will only receive a temporary receipt, and a permanent receipt will be issued after the cheque is realized.  

GPMS-TNHB Mobile App: 

GPMS-TNHB is a mobile application developed by a third party that gives customers the ability to obtain instant access to all of the schemes, budgets, projects, and other resources from the Tamil Nadu Housing Board.  

One has to note that there is no connection between the smartphone application and the government of Tamil Nadu.
