Shriram Greenfield: The RoofandFloor Site Review

Affordable property values coupled with proposed infra upgrades is gradually transforming the skyline of Budigere.

From the Prestige Group to Shriram Properties to Brigade Group – the availability of land has attracted several realty giants to launch their projects in the area.

Further, Budigere has also recorded spillover demand from Brookfield and Whitefield, where the property rates have already touched the sky.

Last week we decided to review Shriram Greenfield by Shriram Properties. Here’s what we found:

 

Project overview

Launched in October 2014, Shriram Greenfield is a part of 40 acres grand township located at Budigere, right off Old Madras Road.

Sprawling across 19.5 acres, the project is being developed in two phases with nine residential blocks. About 76% of the space is dedicated to open green space. Phase I comprises of four G+18 towers while the second phase will have five G+17 towers.

The design of the project has been conceptualised by renowned Hafeez Contractors while Gardencity Realty Pvt. Ltd. is overlooking the design and development.

Approvals

Shriram Greenfield has received certification from IGBC (Indian Green Building Council) with Gold Rating. The project is approved by BBMP and BMRDA and is also RERA-registered.

Location and accessibility

Shriram Greenfield is located at Budigere Cross, off Old Madras Road that keeps it well-connected to the rest of the city. It enjoys easy accessibility to Whitefield through Whitefield-Hoskote Road, KR Puram, and Indiranagar through NH-75.

Shriram GreenfieldAt present, the nearest Metro station is at Byappanahalli, which is located at a distance of 18km from the project. Once the Whitefield Metro Line is operational, Ujwala Vidayala (near Hope Farm) will be the nearest Metro station from the project.

Additionally, the travel time to the International Airport will reduce significantly once the road widening project that will connect Hoskote to the KIA Road through Budigere is completed. This Rs 420 Crore road project is also expected to be a game-changer for Budigere’s real estate.

Social infrastructure

Shriram Greenfield enjoys proximity to a few companies such as Grindwell Nortons, Siemens, etc. Further, ITPL, one of the major IT hubs in the city, is about 14km from here.

In terms of educational institutions, New Baldwin International School, Vibgyor High School, Garden City College, among others are in the vicinity. For healthcare facilities, one can access Manipal Hospital, Koshys Hospital, and Vydehi Hospital. The closest mall to the project is Orion Mall.

Unit sizes

The project comprises of 1,645 units in 2, 2.5, and 3BHK configurations.

We checked the model flat for a standard 2BHK. There is laminated wooden flooring in the master-bedroom and vitrified tile flooring in other bedrooms, living, and dining areas. The kitchen and bathroom have anti-skid ceramic tiles. At the outset, the rooms look bright with good cross-ventilation. Also, the kitchen and utility areas are quite spacious.

Amenities

The project offers a clubhouse spread across 4.5 acres along with sports facilities, town-centre with shopping and entertainment zone.

Ample sit-out places, pergola seating, landscaped lawns, cafés, and sun lounges are planned. For the fitness freaks, there will be a well-equipped gymnasium, swimming pool with steam-sauna facilities, and space for yoga and meditation. Interesting amenities include a mini-golf course, skating rink, and a pool deck.

In terms of green features, there are provisions for waste-water treatment for reuse, rainwater harvesting, and solar-powered lighting for common areas, etc.

Price

At present, the current per sq. ft. rate is Rs 3,950. In 2014, the project was launched at Rs 3,450 per sq. ft, indicating an appreciation of about 14% in the last three and a half years. From April onwards, the per sq. ft. rate for the project increases to Rs 4,200.

At present, the developer is offering a Subvention Scheme in which a buyer can buy the unit at a lower initial investment. The developer will pay all the EMIs till possession. However, this scheme is valid only until March 31, 2018.

The price seems competitive. For instance, Prestige Tranquillity is priced at Rs 5,000 per sq. ft. while Bren Starlight is selling at a rate of Rs 4,140 per sq. ft.

Construction progress

The structure work for Phase I is completed, and the tiling work has started. For the second phase, the excavation is done, and the work is likely to start soon.

Shriram Greenfield is expected to be completed by March 2021. So, if you are looking for a project that will be ready in another three years, Greenfield is worth considering. About 1,000 units have already been sold.

For the price and amenities, I would rate Shriram Greenfield 3.8/5.

Once the civic amenities in the area are developed, and the proposed infra upgrades become a reality, the project score could be higher.
