Purva 270 Degree: The RoofandFloor Site Review

Chandrasekhar Venkata Raman or CV Raman as he was more popularly known, and famous for the discovery of the Raman Effect made Bangalore his home, settling down here, and establishing the Raman Institute. A grateful city named one of its localities after him, and today, CV Raman Nagar in East Bangalore is surrounded by the buzz of Indiranagar, yet retains an enclave of calm.

Known for the Defence Research and Development Organisation (DRDO) campus, CV Raman Nagar is one of the oldest areas in the city. Several low-rise apartments and builder floors dominate the skyline of this area. Due to limited availability of land, there are only a handful of new projects that are coming up in the area. In the first of our new series where we visit projects to offer you our unbiased site reviews, we checked out Purva 270 Degree by the Puravankara Group.

Last week, Nikunj Joshi from our team decided to pay a surprise visit to the project. Here’s what she found:

First impressions: Elegance

My first impression was that the project achieves a look of elegance with its contemporary architecture. The tagline ‘Life Uncluttered’ holds quite true when it came to the layout. Grabbing my helmet and keeping my checklist ready, I began my inspection of the project.

Fast facts: Launched in 2013, Purva 270 Degree is a ready-to-move-in project. Many of the apartments were getting the final touches for move-in with the woodwork and interiors.

Purva 270 Degree offers 1, 2, and 3 BHK apartments in different sizes. The floor plan gives you a spacious kitchen. Most of the amenities are ready with some at their final stages of touch-up.

Price: Rs 1.49 Crore onwards.

Location and accessibility

The best part of the project is its location.

Convenience: I visited around late evening when the area was quite busy. There were several small grocery shops and a supermarket like MK Retail in the vicinity. From local bakeries to Pizza Hut to Mast Kalandar – there were multiple eating joints around the project. With banks to supermarkets to clinics to salons, the area looked quite self-sufficient.

Work: Bagmane Tech Park and RMZ Infinity are so conveniently accessible that one might consider cycling or walk to work. The former is about 2km while the latter is situated at a distance of 2.2km. Further, it is just 4 km from Indiranagar, making it a centrally located project. The nearest Metro station is at Byappanahalli, which is about 3.8km away.

The Old Madras Road (OMR) and Outer Ring Road (ORR) are easily accessible.

There is an auto stand at about 100 meters, while the CV Raman Nagar Bus Stand is a mere 650 metres away. I also spotted several Ola and Uber cabs in the area.

Entertainment: You can wander around to either Gopalan Cinemas or Gopalan Grand Mall.

There was quite heavy traffic congestion outside the project as the roads are not too wide.

Construction status and possession date

All the major external work is done while the internal finishing is ongoing, and I was informed that the handover process is also underway. I could also see several buyers visiting the project to monitor their interior work.

At present, the current per sq. ft. rate is Rs 7,300.

In 2014, the project was selling at Rs 6,130 per sq. ft, indicating an appreciation of about 19% over the last three years.

So far, the profile of the buyers includes software professionals, doctors, banking professionals, and business people.

Unit sizes

Purva 270 Degree offers 397 units in 1, 2, and 3 BHK configurations. I visited one of the 2BHKs, and the quality of the paint, the finishing of the doors and windows, and fixtures used were quite impressive.

The apartments here have no parallel walls, giving you more privacy.

There are three categories of the flats based on the direction the apartments face, i.e. classic, premium, and superior.
Classic is available at the base rate, while for premium and superior, you have to pay extra charges (Preferential Location Charges).

The below table indicates the BHK-level details along with carpet area.

I interacted with the marketing manager of the project and learnt that only 15 units are available with the developer in the primary market. However, one can still get a unit in the secondary market.

Rating: 4.5

Location-wise Purva 270 Degree is great.

It’s for the location and amenities that I would give 4.5/5.

Since the project is spread over 10.35 acres, there is ample open space. The price is a bit on the higher side, making it a premium property. Traffic could be a major problem once all the units are occupied.

There is ample green cover as the project is surrounded by the DRDO campus.
