Knowing RERA: Check Your Property Online in Maharashtra

Buying a home is a herculean task but, buying one that fulfills the requirements of Real Estate (Regulation and Development) Act, 2016 (RERA) is even harder.

Thankfully, homebuyers in Maharashtra can breathe a sigh of relief as the state government has launched its official website that makes the whole exercise much easier.

Any property registered under RERA has a registration number, which can be used to access information on the website. When you visit any property next time, make it a point to ask for the registration number.

Getting access to the details of a particular project is rather easy.

The drop-down menu will give you two options, Registered Projects and Registered Real Estate Agent. Click on the former, and you’ll get a pop-up window that says, “External website that opens in a new window.” Click OK, and you’ll be led to a new page that allows you to search for details regarding a particular project.

For example, if you want to look at the projects in Satara, select Promoter > Pune > Satara > Project Name.

The page will show you the details of the developer as well as the past projects undertaken and their delivery dates. Additionally, the current project’s proposed delivery date as well as the revised date (if any), litigations regarding the project, its co-promoters, survey number, boundaries, division, taluka, pin code and building count (both total and sanctioned) are mentioned. You can also see the details of the contractor, architect and structural engineer involved with a project. The page also lists the availability and construction progress regarding common areas and facilities like water supply, internal roads and footpaths, sewerage (chamber lines, septic tanks, sewage treatment plant), stormwater drains, landscaping and tree planting, rainwater harvesting, solid waste management and disposal, parking, energy management, water conservation, street lighting, fire protection and fire safety requirements, among other things.

It also lets you view the documents uploaded regarding a project like Commencement Certificates, building plan approval, declaration in Form B, details of encumbrances, copy of the legal title report as well as layout approval, proforma of the allotment letter, and agreement for sale.

When dealing with a real estate agent, make sure you know the agent’s registration number. Unauthorized agents can’t deal with the sale or purchase of a property. You can use the tab, Registered Real Estate Agent, to verify the credentials of the agent you are dealing with.  

Though not all real estate agents and developers have shared their details on the website (RERA), it’s only a matter of time before that becomes a norm across different states of the country, thanks to the efforts of the Maharashtra government which has prioritised the protection of the rights of the consumers.
