III.Sanitary and Plumbing:

 

Sanitary fittings: Western style wall mounted European water closet. Porcelain washbasin with 32 mm CP waste coupling, CP bottle trap of JAQUAR/HINDWARE make. Detachable stainless steel cockroach trap with lid. All sanitary fittings shall be of PARRYWARE/ HINDWARE /CERA makes.

 

Faucets: All faucets shall be CP, heavy body metal fittings. Hot water connection shall be provided to the shower and washbasin in each bathroom and to the sink in the kitchen. All sanitary fittings will of JAQUAR/HINDWARE Continental range.

Single lever diverters JAQUAR/HINDWARE make will be provided in each bathroom.

 

Plumbing: Concealed plumbing shall be PPR – prince makes pipes. All external plumbing shall be in PVC pipes and GI pipes. All soil and waste pipes shall be in PVC. Storm water drains shall be in PVC pipes.

 

Kitchen Sink: Premium quality stainless steel sink shall be provided in the kitchen.

Frames:

All doorframes shall be of imported Teak wood sections with PFrames: All doorframes shall be of imported Teak wood sections with Polish/ paints.

VI.shutters

All internal and external doors shall be in solid core flush [Block Board] shutters with Veneer finishing on both sides.

 

VII.Hardware:

All door fittings shall be in brush anodized steel. The main door shall be provided with a night latch DORSET make and 4 hinges of 5 inches other door will have 3 hinges of 5 inches.

 

VIII.Electrical:

 

Wiring: All wiring shall be of HAVELLS/ANCHOR make, concealed in 19 mm dial 2 mm thick PVC conduit pipes of ISI marked. The wiring for the 15 Amp points shall be in 7/20 copper wire of 660/440 volts rating adequate for equipment’s of capacity up to 3.0 KW and for air conditioners of capacity up to two ton. 

The wiring for 5 amp points shall be of 3/22 rating adequate for wet grinders/ mixers/ shavers/ refrigerators/ washing machine and other equipment’s of capacity up to 1100 W. The wiring for the main looping will be done in 7/16 copper wire. The entire house will have a three-phase wiring, with each circuit for lighting not having more then ten connection. All AC and geyser will have separate circuits.

 

Earthing: 1/18 Copper wire shall be used for earthing using the loop system. A lightening arrester and earth pits shall be provided with separate earth points for each house.

 

Switches: all switches shall be of SCNEIDER /ABB/MK/Anchor make.

 

Generator: A generator with MAHINDRA/Ashok Leyland/Cummins makes engine shall be provided with a good quality acoustic. This shall provide power to all the light points, fan points 5 Amp socket etc. i.e., to the entire lighting circuit in each house, up to a capacity of 1KW per apartment. A separate changeover switch and MCB shall be provided for the generators in each apartment. The generator shall also be providing power to the pump and common area lighting.

 

MCB Distribution Board: Merlin Gerin distribution board with the same make of MCB will be provided their will be separate circuits for each room / ac points / geyser points.

 

IX.Paint and polish:

 

Internal paint: all internal paint shall be provided with two coats of patti, two coats of ASIAN primer and two coats of ASIAN tractor emulsion paint.

 

Steel Grills and railings: Paints to steel grills and railings shall be synthetic enamel paint.

 

External Paints: ACE /APEX shall be used.

 

X.Wood Work:

 

Internal staircase if any, will have Iron Grills with Teak railings, which will be melamine finish.

 

XI.Landscaping:

 

Extensive landscaping shall be done on the open area around the building and on the terrace.

 

XII.A clubhouse:

 

will be provided with facility which will includes clubhouse, steam sauna, gym and a playing area for children.
