Rohan Akriti: The RoofandFloor Site Review

Green surroundings, a pollution-free environment, and wide, tree-lined roads – welcome to Kanakapura Road. Once a sleepy stretch on the outskirts of Bangalore, Kanakapura Road today displays a beautiful development story.

With land parcels in other parts of Bangalore being saturated, Kanakapura Road has quickly emerged as a great alternative. Connectivity is improving with the new addition of the Metro Rail.

Despite the buzz of being a state highway, Kanakapura Road still has the kind of green cover that jaded urbanites would welcome.

Continuing our series of unbiased project reviews so that you can make informed home buying decisions, we paid a visit to Rohan Akriti by Rohan Builders. Here’s what our writer found:

Project overview

Launched in January 2017, Rohan Akriti is a premium project located off Kanakapura Road.

Sprawling across five acres, the project is being developed in two phases. The project has a linear design, and the two towers are being constructed with sufficient space.

Accessibility

For homebuyers looking to stay away from the hustle bustle of the city life, Rohan Akriti is a good option. While taking a walk within the project compound, I could feel the gentle refreshing breeze. The marketing manager was quick enough to tell me that the Turahalli Reserved Forest is just a few meters away from the property. Thus, one can be sure of green surroundings even in the times to come.

Speaking of accessibility, the project is on the outskirts of the city. I took the Metro rail from Indiranagar to Yelachenahalli. From the Metro station, Rohan Akriti is about 4.3km. While the distance is not much, finding a ride to the project did take some time.

That said, being located off Kanakapura Road, the project enjoys good connectivity to NICE Road which further connects it to Electronics City and the Bangalore-Mysore Expressway.

Several educational institutions like Delhi Public School, Ekya School, PES University, RV School of Architecture, and Presidency School are close by.

The popular Art of Living centre and the upcoming Krishna Leela Park by ISKCON are also in the vicinity.

Approvals

The first phase of the project is RERA-approved. Further, the project is also approved by the BDA and BBMP.

Unit sizes

Phase 1 of Rohan Akriti has 248 units while the second phase will have 192 units. These apartment units are available in varied configurations of 1, 1.5, 2, 2.5 and 3BHK.

At Rohan Akriti, every inch of space has been utilised carefully. This project has been designed as per the PLUS concept: Perfect ventilation, lively light, utmost privacy and smart space utilisation.

Even the homes in smaller configurations appear larger. What I particularly liked was the ample light and ventilation within the units.

Amenities

Coming to the amenities, there are three zones – Relax, Refresh, and Rejoice. In the relax zone, there is a yoga centre and meditation space. The refresh zone has a garden, swimming pool, and a clubhouse.

Expect more play areas, tennis court, and a chess garden in the Rejoice zone.

Price

At present, Rohan Akriti is priced at Rs 4,500 per sq. ft. The project was launched at Rs 4,300 per sq. ft, indicating an appreciation of 5% in just a year’s time. As construction progresses, prices are expecting to rise further.

At present, the developer is offering a financial scheme where buyers have to pay just 10% at the booking and nothing till possession. Essentially, Rohan Builders will bear the pre-EMI interest.

Phase 1 has three towers. For Tower A and B, the upper basement work is in-progress while for the third tower, floor work in on.

The first phase is expected to be completed by June 2020. About 30% of the inventory is already sold.
At present, there is no provision for Cauvery water. However, internal provision for Cauvery water is expected in the future.

For price and construction quality, I would rate Rohan Akriti 4/5.

  1. ROHAN AKRITHI – The legal team did not furnish documents sought by my advocate and had to cancel the booking. I Was shocked to recieve only 50 percent of booking amount eventhough they had informed that full amount will be refunded if i do not purchase. Its nothing but cheating beware of these cheaters.
    They are not responding to any of my calls now and sending email that it was informed to me.
