RWD Spotlight
RWD Spotlight is first on our list of the top five new launch projects in Chennai. Located in Thirumazhisai, the project offers 599 premium villa-plots sized between 590-2,100 sq. ft. Spread over 36 acres, Spotlight has all the basic amenities in place. These include adequate streetlights, landscaped gardens, children’s park, among others.
Plots at RWD Spotlight are ready-to-build with trunk infrastructure already in place. A RERA-approved project, plots here start at Rs 16 Lakh and goes up to Rs 59 Lakh.
RWD Spotlight is also a good investment option with several upcoming infrastructure projects in the vicinity. These include Thirumazhisai satellite township, Chennai’s third bus terminus at Kuthambakkam, and city’s second airport at Parandur.

Casagrand Grandio
Located in Navalur, Grandio by Casagrand has secured the second spot on our list. Spread over 7 acres, the project offers 120 exquisite villas in 3 and 4-bedroom configurations. These American-styled villas have a G+1 structure. Each villa is efficiently designed according to Vaastu principles, with zero dead space.
With Sholinganallur just 10 minutes away, Grandio also scores high in terms of location.
The project boasts 65% open space, 6,800 sq. ft. clubhouse, and over 40 lifestyle amenities. From jogging to cycling track to mini theatre to rooftop Jacuzzi pool, Casagrand Grandio has it all! The project also has an efficient rainwater harvesting system.
An under-construction project, it is slated for possession in July 2023.

DAC Chromantique
Next, we have DAC Chromantique by DAC Promoters. Located in Chitlapakkam, it comprises of 42 spacious apartments in 2 and 3BHK configurations. Few homes in the project also come with a private terrace. In terms of amenities, there is covered car parking, association hall, potable water, gymnasium, open play area, among others.
Apartments at DAC Chromantique starts at Rs 56 Lakh and goes up to Rs 85 Lakh. Currently, under construction, the project is expected to be completed by March 2022.

Isha Santhosham
Developed by Isha Homes, Isha Santhosham is a new-launch gated community in Perungalathur. It is spread over 1.26 acres and offers 143 apartments in 2 and 3-bedroom configurations. Starting at Rs 32 Lakh, the apartments here are sized between 783 to 1,222 sq. ft.
In terms of amenities, Isha Santhosham has round-the-clock security, a generator for common areas, rainwater harvesting, a gymnasium, a multipurpose hall, and indoor games.
Isha Santhosham is likely to be ready by June 2022.

DAC Intellia
On the last spot, we have another project by DAC Promoters – DAC Intellia. Strategically located in East Tambaram, the project offers elegant 2 and 3BHK apartments. True to its name, Intellia boasts of several intelligent smart home features such as a gas leak sensor, one-touch switches that work with Alexa and Google assistant, a PIR sensor that turns on lights and exhaust fan automatically when detects a motion, video door phone, among others. Each apartment at DAC Intellia comes with a garden balcony.
