How Important Is Vaastu for Homebuyers?

The hard work is done, you think. Property shortlisting. And then the long, arduous road to finalising the property. You sign the papers. And then comes the heartache. You see with a sinking heart that you had completely forgotten about Vaastu. Your family isn’t happy. Glum looks all around.

What should be your next step? Is Vaastu all that important?

We thought we would find out. To capture the pulse of homebuyers, we conducted a survey that revealed some interesting facts. The majority of the respondents fall in the age group of 25-35 years and are white-collar professionals.

For about 60% of the respondents, a Vaastu-compliant home is a non-negotiable factor while for 33% of the respondents, it doesn’t matter at all.

Direction matters the most

What really matters? Direction.

About 50% of the respondents voted for a property that adheres to all the Vaastu norms in terms of direction. This is largely because interiors can be adjusted with ‘remedial Vaastu’, but the direction the apartment faces cannot be changed.

And nearly 35% of the homebuyers surveyed felt that the entrance of the home matters the most, followed by the direction of the bedrooms. The direction of the kitchen and bathrooms seems to have the least importance.

Homebuyers ready to pay an extra cost

The survey also revealed that nearly 40% respondents are ready to pay an additional cost to get a property that is built on Vaastu principles.

Developers too focus on Vaastu

Cashing on this, developers are also mentioning Vaastu as a feature in their new launched projects. In fact, as per our research, about 68% of the new launched projects from Bangalore, Chennai, and Hyderabad were Vaastu-compliant.

“Being in the business for over four decades now, we have extensively studied and understood the needs and requirements of homebuyers. And Vaastu compliance rates are high on our clients’ checklist as they prepare to buy a new home,” says Ashish R. Puravankara, Managing Director, Puravankara Ltd.

He further explains, “At Puravankara, Vaastu elements are introduced and incorporated at the very beginning in the design and concept phase.”

So, do these projects sell faster? Yes. “Vaastu elements help us garner more visibility in terms of customer queries, which results in better sales,” adds Ashish.

It is also imperative to understand that every unit in a project might not comply with all the Vaastu norms. While there are several aspects to it, buyers must consider a few points.

It’s the direction game

  • Entrance: The entrance of the project or apartment should be in the North, East, or North-East direction
  • Bedrooms: The bedroom should ideally be in the South, West, or the East direction of your home
  • Bathrooms: Bathrooms can be either in the North or North-West portion of the home
  • Kitchen: The best location for the kitchen is South-East
  • Children’s room: The children’s room should be in the North-West direction

Add zest with colours

  • Bedrooms: Light colours such as pink, blue, grey, and lavender are suitable for bedrooms
  • Kitchen: While blue or white is recommended, the kitchen must have some tinge of red
  • Study Room: Going with green, blue, or purple is known to improve concentration levels
  • Bathrooms: White, light grey, pink or any pastel shade is good
  • Children’s room: Bright colours like pink, blue, yellow, and purple are suitable for the children’s room
