The real estate market in Hyderabad has seen rapid expansion in both commercial and residential segments with land prices shooting up nearly five-fold in the last couple of years. The IT sector has been the primary driver of growth as an increased workforce pushed up demand and supply in suburban areas.

We give you a list of the top three most searched localities in Hyderabad to help you get started with your search for a new home.


On the first spot, we have Patancheru. Located in the north-western end of Hyderabad, it is a prominent industrial hub in the city. The real estate market here has boomed in the past few years thanks to affordable property values, the development of infrastructure, and the setting up of several multinational companies. 

Being an industrial hub, Patancheru boasts of several companies. These include Finecab, Biological. E, Sandvik Asia, Asian Paints, Aurobindo Pharma, Hindware, Kirby Building Systems, among others. Additionally, the locality is also home to several e-commerce companies such as Amazon, Dmart, Grofers, and Trent.

Connectivity: Patancheru is strategically situated on the Outer Ring Road and Hyderabad-Solapur Highway, enhancing its connectivity to other parts of the city. HITEC City is about 20km from the locality and is easily accessed by NH 65. 

Social infrastructure: Patancheru has reputed educational institutions within easy reach like ICRISAT, GITAM University, Maheshwara Institute of Technology, and RRS College of Engineering and Technology. The area also has excellent schools like St. Joseph’s High School and Amaltas Green School.

Facilities for healthcare in the vicinity include noted hospitals like Max Care Hospitals, Sai Ganesh Multi Speciality Hospital, Yashodara Hospital, ESI Hospital, and Patancheru Government Hospital. 

Real estate: Patancheru continues to attract homebuyers and investors with its wide range of properties. In terms of property type, from apartments to villas to plotted developments, the locality has it all! Property prices in the locality currently range from Rs 2,300 to Rs 3,800 per sq. ft.


The second spot on our list was secured by Gachibowli. Situated in the north-west region of Hyderabad, Gachibowli is a major IT hub of the city. The area houses large IT corporations such as Microsoft, Wipro, Infosys, Amazon, TCS, Accenture, Capgemini, Polaris, and more. 

Connectivity: Gachibowli is well connected by roads to HITEC city (another IT hub) and the rest of the city. By rail, one can utilise the MMTS Train station at Lingampally Railway Station (which is 6 km away) and HITEC city station (which is 7 km away). The Outer-Ring Road connects Gachibowli to the International airport at Shamshabad. The proposed metro train is expected to enhance connectivity further.

Social infrastructure: Reputed hotels in the locality include The Hyatt, Radisson, Lemon Tree, The Pearl Inn and so on. In terms of education, the well-known Indian School of Business is located in Gachibowli as are the University of Hyderabad and International Institute for Information Technology. Prominent schools include Kendriya Vidyalaya and Nasr School. 

Real estate: Currently, the average price per square foot in Gachibowli is Rs 4,700. 


On the last spot, we have Kompally. Once a small village known for its abundance of vineyards and farmhouses, Kompally has witnessed a galloping pace of growth. It is now a real estate hotspot due to many advantageous factors like location, high potential growth of capital, and the availability of a range of housing.

Connectivity: Kompally is situated in Quthbullapur Mandal in the Ranga Reddy district in Telangana and occupies a sweet spot on National Highway 7 that runs between Nagpur and Secunderabad. It is well-connected to the international airport as well as Gachibowli via the Outer Ring Road (ORR). The closest railway stations are Bolarum and Gundlapochampalli situated approximately 5km away. 

Social Infrastructure: Kompally underwent rapid development because of the finance and IT companies that came to areas adjoining it. While basic social infrastructure was already present, it received a fillip as more organisations set up their offices here. Kompally has reputed educational institutions like St Martin’s Engineering College, Unicent School, and DRS International School among others. Prominent hospitals in the vicinity include Balaji Hospital and Swarupa Multispecialty Hospital.

Real estate: Prices in Kompally currently range between a very affordable Rs 2,778 per sq. ft. and Rs 5,763 per sq. ft.
