Know Your Neighbourhood – GST Road, Chennai

The Grand Southern Trunk Road, or NH 45, is one of South India’s busiest National Highways. Stretching across a massive distance of 472 kilometres, the GST Road has peppered with several residential and commercial hubs alongside. Connecting Chennai and Trichy, the GST is also perceived as the Chennai-Trichy highway.

Price Details

One of Chennai’s most important roadways, the GST Road is seen as one of the most significant investment destinations, particularly where investment in housing is concerned. The average price for 2 or 3 BHK units range from Rs 2,900 per sq. ft. to Rs 3,600 per sq. ft. As for residential plots, they are priced quite economically. They sell at an average rate of Rs 740 per sq. ft. The average price for apartments here is Rs 37 lakhs. The average price for residential plots is Rs 13 lakh. The average rate of rent for apartments is Rs 15 per sq. ft. whereas it is Rs 12 per sq. ft. for independent houses. The average rent for furnished apartments and independent houses in GST road are close to Rs 25,000 per month and Rs 27,000 per month, respectively.

Connectivity

GST road stretches to connect Chennai and Trichy, and on the way, it connects to several localities that include Guindy, Guduvancheri, Meenambakkam, Pallavaram, Chromepet, Tambaram and Urapakkam. The area also has fantastic connectivity in terms of transportation infrastructure in Chennai, and is well connected by roadways, railways and airways. The Chennai International Airport is also in the vicinity. The most significant element are the southern and south-western lines of the Chennai Suburban Railway Network that operate along this area. The southern line from St Thomas Mount to Villupuram and the south-western line from St Thomas Mount to Chengalpattu both run along the GST road. There are also a range of MTC buses that ply here, making stops in the surrounding localities.

Social Infrastructure

Since there have been plenty of MNCs and corporate establishments setting up shop in the area, there has also been a rise in the population and the footfall in the area, eventually culminating in the current trend of rising residential growth. It is exceptionally resourceful in terms of its social infrastructure – replete with schools, colleges, hospitals and clinics, and stores and market places, there are also a number of civic amenities in the region including railway stations, bus stops, police stations, post offices and fully functional public transport systems. There are a range of cafes, hotels, restaurants, fitness centres and supermarkets.

The area is also home to the Madras Flying Club, the Joggers Park, the Rajiv Gandhi Memorial Telecom Training Centre, the Mahindra World City,  Shriram’s Gateway SEZ and the Phoenix Market City.
