WELCOME TO BELLANDUR
Introduction
A Busy and Developing Location
Once a village, Bellandur has been in the news for its infamously polluted Bellandur Lake. Bangalore’s growth has meant that its boundaries are being stretched further and further, and the rapid growth of Bellandur is testimony to this often haphazard growth.
Bellandur is situated in Southeast Bangalore, bound by Devarabisanahalli and HSR Layout to the east and west and Bellandur Lake and Sarjapur Road to the north and south, respectively. As IT parks started to flourish in the area, Bellandur changed from being a rural area to one that now bustles with restaurants and pubs. The growth of Bellandur has come at a come, though. The area remains notoriously congested and pollution remains a serious concern.
Commute
Bellandur is well connected to Old Airport Road, while the Outer Ring Road (ORR) connects Bellandur to all major IT hubs of Whitefield and Electronics City. It also provides easy access to Koramangala. The way to travel to and fro Bellandur would be via BMTC buses. Cab services are also readily available. The flyover at Bellandur was intended to minimise the traffic congestion, but the extent of vehicular traffic witnessed on this stretch means that traffic snarls are common.
Lifestyle
A popular residential area, Bellandur is located near large IT MNCs, and the result has been a mix of budget properties jostling with premium apartments.
Bellandur provides easy access to schools, colleges, hospitals, eateries, and shopping centres. The area is home to a large and floating migrant population and expensive eateries can be found next to run-of-the-mill every day restaurants.

Bellandur properties are available starting at an average cost of Rs 4,500 to Rs 6,000 per sq.ft. Price is directly proportional to proximity to Outer Ring Road – that is, land closest to ORR is more expensive.
What to Expect
