i.Structure:

RCC framed structure with non-load bearing walls.

ii.Super Structure:

All external walls of 9" thick brick / 8" block walls and all partition walls of 4-1/2" thick brick / 4" block walls.

iii.Plastering:

Sponge finish plastering in two coats for external and internal with wall putty for internal finish.

iv.Flooring:

Vitrified Tiles: Drawing - dining - living area, internal lobbies, bed rooms, kitchen

Ceramic Tiles: Toilets & open terraces / balconies

Cement Flooring: Top floor roof

Skirting: 4" skirting in marble stone or vitrified/ceramic tiles.

v.Kitchen:

Platform top: Granite

In Kitchen Dado: Ceramic tiles up to 2 feet height from platform level.

vi.Toilets:

All sanitary ware and fittings in the toilets to be of American standard / Cera make or equivalent.

All CP fittings in toilets of American standard / Jaguar make or equivalent.

Concealed CPVC / GI pipes in toilets and kitchen as per approved drawings.

External drainage lines in plots to be connected to main drainage and to S.T.P.

vii.Bathrooms wall cladding:

Wet Areas: Ceramic/glazed tiles in toilets up to 7' height

Dry Areas: Ceramic / glazed tiles in toilets up to 4'height

viii.Doors:

Main Door: Door frames in seasoned wood with flush door shutter with both sides teak veneer finish

Room Doors: Door frames in seasoned wood with flush door shutter with both sides teak veneer finish in all rooms.

Toilet Doors: Doors will have one side teak veneer finish & other side water proof paint.

ix.Windows:

UPVC / Aluminium glazed windows.

x.Electricals:

Concealed wiring with copper wires with switches of standard make - Anchor Roma or equivalent.

Main distribution board with MCBs

Light, fan and plug points, Geyser points in toilets and kitchen

Provisions for Cable T.V., Intercom systems connected with gate security for access control

Back-up power through generator upto 2 KVA per house unit.

xi.Water Supply:

Hydro-pneumatic system and water treatment plant.

xii.Finishing External:

Compound wall: 6" solid block wall in cement mortar for back side of the plot and and front portion with railings as per drawings from the architects.

Entrance gate: MS gate as per drawings from architects.

Driveways: Inter-locking paving blocks or any other suitable material

Painting: Cement paint of standard make on the exteriors of the unit as per color scheme from the architects

Landscape: Civil work in Landscaped pockets.

Roof Tiles: Sloping parapets covered with clay tiles.

Water Proofing: Water proofing treatment in all toilets, exposed terraces and roof tops
