1- FOUNDATION- The building shall have an RCC structure for an ground floor strusture. the depth of the foundation shall be as per the details of the structural engineer. pinth level of the building shall be fixed at 2' above the road level in front of the gate.


2- STRUCTURE- the superstructure of the building shall also be rcc. ,the red brick light weight, work of all external wall shall be 9" , 4" internal thicker brick work. the roof , low roof , staircase shall be in RCC.


3- SURFACE FINISH- shall be in plastered, ultratech luppam, all the internal surface shall be painted with 2 coat of royal emulsion.

all external surface shall be of sponge finish. external surface shall be painted of apex.


4- FLOORING- flooring of entire house shall be of marble flooring except open terrace.

vitrified tiles with 4" heights shirting around.


5- WINDOWS & VENTILATORS- size of windows shall be as per drawing. all the windows & ventilators shall be of UPVC white.


6- Doors- main door & windows shall be of teak wood( rs 3500 per sft) & polished. door frames shall be teak wood & plywood shutters. the size of all doors shall be as per drawing room.


7- KITCHEN- shall have of 2" wide granite stone @120 persft with a connected stainless steel.


8- RAILING- IT will be with midsteel in available design.


9-SANITARY- all the toilets shall have a oral wash basin ( HILTON), a shower wiith wall mixer short body tap near western WC. all sanitary fittings parryware shall be white & the taps & mixers shall be chrome plated of jaquar flourintine make. a tubmade up of acrylic shall be provided in the master bathroom. provision for geyser shall be given in all toilet.


10- ELECTRICITY- single phase electricity concealed copper wiring( finolex make wire) of IS shall be done as per the following details. ALL switches shall be better quality make. 1/18 wire shall be used for 15-A points & for 20-A points, 7/18 wire shall be used to connect DB's to the main connection.


11- SEWAGE- all toilets & kitchen outlet shall be connected to the existing sewage line by PVC pipes ( SWG pipes).


12- COMPOUND WALL & POVEMENT- Common compound wall shall be provided all along the plot . the wall shall be 4 1/2 thick wall.


13- LOFTS & SHELVES - a loft shall be provided in the kitchen for stiring thing . provision will be made for showcase in drawing room.
