RCC framed structure with RCC slabs & RCC box type water proof enclosure for cellar parking area.

Super Structure

Internal & external walls in brick masonry 9"/4 1/2" thick using lightweight clay burnt bricks.

Wall Finishes

Double coat plastering for internal and external RCC and brick masonry surfaces. Exposed internal plastered surfaces shall be finished with two coats of roller applied plastic emulsion over smoothly prepared surface with putty. External surfaces shall be finished in acrylic emulsion. Paints shall be of Asian paints or equivalent make.

Water proofing

Water proofing shall be done in all toilets, other wet areas, landscaped and open terrace areas.

Doors and Windows

Main door in teak wood frame 5" x3" and teak paneled shutter to design finished in melamine polish. Doors to bedroom, toilet and kitchen in teak wood frame 4"x3" and shutter using MR grade solid core block board ( borer & termite resistant) with teak veneer on both sides finished in melamine polish. French doors to sitouts in sliding powdercoated aluminum sections with plain glass panels and hardware of reputed make. Door to servant toilet in teak wood frame 4"x3" and shutter using MR grade solid core block board ( borer & termite resistant) both sides finished in spray enamel paint over oil putty. Windows in powder coated three track sliding aluminum sections with plain glass panels and mosquito proof mesh panel and hardware of reputed make. Toilet ventilators in powder coated sliding / adjustable louvres in aluminum sections with frosted glass panels

Door Hardware

Door hinges, tower bolts shall be SS/ brass SS coated. All doors shall be provided with press type door stopper of EBCO make or equivalent. Door handle & locks shall be lever type mortise locks of Dorset make or equivalent with master key.

Railings

External railings in mild steel painted in enamel paint. Internal staircase railings in duplex type apartments shall be in combination of melamine polished wood and mild steel painted using enamel paint.

Flooring and Skirting

Dining and Living

Imported Marble Flooring (@ Rs.225 / Sq. Ft. Laid Cost), Drawing Room: Hard Wood Flooring (@ Rs.200 / Sq. Ft Laid cost), bedrooms & Kitchen flooring shall be Vitrified Tiles (@ of Rs.75 / sft laid cost). Toilets, sitout and kitchen flooring in anti skid ceramic tiles of kajaria make or equivalent (@ Rs 50/sft for tiles) with epoxy grouting. Utility, servant toilet floor in 12"x12" white ceramic tiles of Kajaria or equivalent make with epoxy grouting. Common areas such as lobbies, stairs, corridors flooring in polished green marble / processed tandoor stone. Pathways and other hard surfaces in landscaped areas shall be in machine cut rough tandoor stone slabs. Parking area shall be in cement concrete floor.

Dado and Counter Tops

Dado for all toilets upto 7'-9"(lintel height) - Vitrified Tiles, RAC Ceramics (@ Rs 75/sft for tiles) with epoxy grouting. Dado for kitchen and utility upto 2'-0" above counter level on all sides - Vitrified Tiles (@ Rs.75/Sq. Ft.) of RAC Ceramics with epoxy grouting. Toilet basin counter tops in 18mm thick grey mahogany/ black variety polished granite with polished straight edge. Kitchen and utility counter tops in 18mm thick black granite slabs with polished straight edge. Water supplyBuilding water supply shall be means of hydro pneumatic sytem from underground water sump with two days use storage capacity. Supply of water shall be from municipal main and borewell. Supply from borewell shall be softened by means of water softener. Garden irrigation supply for common and individual garden areas shall be means of hydro pneumatic sytem from underground treated waste water storage sump . All apartments with garden area shall be provided with one outlet each. External water supply lines shall be in schedule 40 UPVC of ASTRAL make or equivalent. Internal hot and cold water supply lines shall be in CPVC of ASTRAL make or equivalent. DrainageInternal and vertical stack drainage lines shall be in GRADE 'B' UPVC of SUPREME make or equivalent. All internal drainage lines shall be under deck covered with gypsum board false ceiling to facilitate serviceability. External sewage lines shall be in stoneware glazed pipes with necessary inspection chambers connected to HMWS & SB main sewer. External sullage lines shall be in stoneware glazed pipes with necessary inspection chambers connected to waste water treatment plant.

Sanitaryware and Fixtures

Bedroom toilet wash basins shall be counter below type with basin mixer for hot and cold water, angle stopcocks, towel ring. Bedroom toilet WC's shall be wall mounted type with concealed flush valve, health faucet and angle stopcocks. Bedroom toilet shower areas shall be provided with concealed single lever divertor for hot and cold water, over head shower, spout, soap dish and towel rail. Servant toilet shall be provided with wall mounted WC, wall hung corner washbasin one no long body bibcock for bath and one no short body bibcock for WC. Kitchen shall be provided with single bowl with drainboard of size 40"x20" of FRANKE make or equivalent provided with table mounted sink mixer for hot and cold water with swinging spout, angle stopcocks below counter and towel ring .Necessary plumbing provision shall be made for dishwasher. Utility shall be provided with single bowl without drainboard of size 20"x20" of FRANKE make or equivalent provided with table mounted sinkcock , angle stopcocks below counter and towel ring. Necessary plumbing provision shall be made for washing machine. Provision for geysers shall be made in all toilets and utility with angle stopcocks. Sanitary ware in bed room toilets and kitchen shall be of toto or equivalent make in white colour . Wc model- 620 J. wash basin model-L 548. Sanitary ware in servant toilets and kitchen shall be of hindware or equivalent make in white colour . Wc model- ultra 20006. wash basin model- classic corner 10055. Sanitary fixtures in bed room toilets and kitchen shall be chrome plated of florentine model of jaquar or equivalent make. Sanitary fixtures in servant toilet and utility shall be chrome plated of continental model of jaquar or equivalent make. All sanitary accessories shall be of continental model of jaquar or equivalent make.

Electrical and Associated Light Points

one light point for every 70sft of built up area for each unit shall be provided. Two way light point one no each in bed room shall be provided. one light point for every 150sft of terrace or garden area shall be provided. Fan points for all bedrooms, kitchen, drawing, dining, living and servant room shall be provided. Exhaust fan points shall be provided in all toilets. Foot lamps in all bedrooms shall be provided. One no call bell point with buzzer outlet in living shall be provided. 5 amps : 3 nos 5amps in each bed rooms, 1 no 5 amp in each toilet, two each in dining, drawing and living, 1 each in sitouts, 1 in servant room, 3nos in kitchen ( for cook top, chimney and RO unit)shall be provided. 20 amp Power outlets for high wall split type AC'S in all bedrooms, living, dining and drawing and provision for routing refrigerant piping shall be provided. 15 amp Power outlets for geysers in all toilets and utility shall be provided. 15 amp Power outlets in kitchen and utility : 7 nos for refrigerator, dishwasher, washing machine, oven and other kitchen appliances for each unit shall be provided. Telephone points in all bedrooms and living for each unit. TV outlets in all bedrooms and living for each unit. Internet outlets in all bedrooms and living in each unit.

Intercom

Intercom facility between all units and security room shall be installed. Each unit shall have one outlet in living room. Wiring shall be of Finolex/Havells/Power flex or equivalent make, concealed in 25mm/19mm PVC conduits fo precision/sudhakar make.

Earthing

Multi strand copper wire shall be used for earthing by means of loop system. Separate earthing for transformer, DG set, Elevator and lighting protection system shall be provided. Distribution boards with ELCB's and MCB's shall be of MDS legrand/ ABB/Havells or equivalent make. Switches shall be of MDS mosaic or equivalent make. DG set shall be provided with accoustic enclosure, AMF panel and auto change over panel. DG backup for complete electrical installations shall be provided.

False Ceiling

False ceiling in gypsum board with GI frame work shall be provided in toilet and utility areas to conceal under deck plumbing.

Air Conditioning

Hi-Wall Split Air Conditioning will be provided in all bedrooms, drawing, dining & Living (Carrier / LG / Equaivalent Makes). Geysers & Exhaust FansShall be provided at Extra Cost basis.
