Overview of Venture Cube

Venture Cube is one of the residential development of Venture Homes. It offers spacious and skillfully designed 2BHK apartments. The project is well equipped with all modern amenities to facilitate the needs of the residents.


Specification of Venture Cube



The structure is to be RCC framed one with beams, columns and slabs according to the structural design and detailed as per IS:456-2000 and drawings approved by the Structural engineer



Foundation is to be of RCC column footing with excavation to match with the bottom of existing footing level, using TMT steel rods Fe415 or Fe500 and 'A' grade cements (birla cement) as per structural design

RCC tie shall be provided at sill level



Basement height is to be 3'0" feet from the existing road level and to be filled with pit sand and properly consolidated using water, the top of basement to be laid with PCC 1:4:8 using 40 mm blue metal



Super structure is to be of brick work with standard well burnt mould bricks

All 9" brick is to be done with CM 1: 5 using 43 grade cement (birla cement) and all 4½" partition walls shall provide with a 45" Beam at the lintel level of the partition wall

Ceiling height to be 10'



All ceiling is to be plastered with CM 1:3 using 43 (or) 53 grade cement (sponge finish) and walls to be plastered with CM 1:4 finished smooth

All external walls is to be finished rough



All lintels are to be part lintels with 9" Bearing on either side of the openings in 9" walls and 45" Bearing on either side of 45" walls as per structured design




All concrete works are to be cementing concrete of M20 grade

Roof concrete and foundation concrete alone will be of ready mixed or machine mixed and vibrated using needle vibrators

Form work is to be a combination of steel sheets and wooden planks with necessary runners

Cover blocks to be provided on the centring to provide appropriate cover to the roof slab



All internal walls are to be applied one coat "water base wall putty", one coat of primer and two coats of asian tractor emulsion paint (colour shade of owner choice)

External wall is to be applied one coat white primer and two coat emulsion APEX exterior paint

All joinery items are to be painted with one coat of primer and two coats of enamel paint of approved color over one coat of chalk putty

Grills also to be painted two coats enamel finish main door and frame and are to be rubbed and polished with varnish finish



All door frames are to be manufactured with teak wood (second quality) except main door and toilet doors

One main door (4' x 8'0) first quality teak wood frame is to be size of 5" x 3" and shuttering of teak wood with normal elegant model

Other internal doors (3' x 7') are to be 30 mm thick flush doors and each door having powder coated centre lock, 2 nos SS tower bolts and shutters fixed to the frame with 3 Nos SS hinges

All toilet door frames and shutter are water proof plastic doors

Main door is to be provided with centre lock with handle, 2 nos tower bolts, 3 nos hinges, 1 no ornamental brass aldol 

Each window shutter is to be providing with powder coat hooks, metal hinges and also the translucent glass

Window are made of UPVC and locations are as per the drawing approved by both the parties





Kitchen and Bed Rooms - each 1 side of RCC open lofts and open cupboard for size of 4' x 7' - 1 no

slabs are to be polished cupboard for kitchen and RCC slabs for bed rooms



Flooring is to be provided with 4' X 2' size double charged tiles of skirting to be 4" height above the floor level

All toilet floors to be 12" x 12" first quality ceramic anti-skid tiles branded 



All electrical works to be done using 3/4" and 1" pipes for using 3/4" pipes on inner concealed, orbit or equivalent fire resistant wiring and steel boxes are to be provided with plain legrand/ GM shock proof switches( legrand / GM)

3 phase incomer distribution board of legrand make with MCBs for circuit control and L and T salzer rotary switches for phase changeover

UPS point provision in balcony with circuits wired to rooms



Plumbing lines are to be provided with 3/4, 1" PVC pipes of required pressure class chased and concealed in the Interior and open in the exterior

Hot water lines are to be provided with 3/4" PVC pipes

All pipes of branded ISI make and two rainwater pipes of 4" dia with necessary fittings shall be provided

GI special clamps to be provided for all open lines

Rain water harvesting system to be implemented in the building



White glazed vitreous china jaguar or kholer IWC for common toilet parry ware and EWC for attached toilet

Wash basin 18" x 12" 1 no for attached toilet and one common wash basin near dining area



For attached toilet: EWC closet point -1 wall mixer 2 in 1, wash basin tap point -1

Taps and toilet are parry ware

For common toilet: IWC closet point - without flush tank, 1 wall mixer 2 in 1, 1 shower point

Parapet wall is to be constructed with 4 1/2" brick wall with 9" x 9" pillars over columns up to 3 feet height and provided with rings to dry clothes



Staircase to be constructed using brick work on RCC waist slab and finished with granite flooring

Handrails and balusters are to be provided by SS handrail and SS runner pipes

4 inch weathering course heat resistant thermal insulation


Flooring in car park will be provided with the antiskid tiles and ramp will be cementing concrete with grano chips with required smooth using power trowel
