STRUCTURAL SYSTEM

Isolated footing is considered for foundation system

RCC framed structure designed and detailed as per IS: 456-2000

Grade of concrete shall be M20 and grade of steel Fe415/500

Cut lintel shall be provided at opening location as per structural design

9"x2"/4.5"x2" RCC tie shall be provided at sill level with single layered reinforcement

Sunshade and loft shall be provided based on structural and architectural design

 

WALLS

All external walls are 230mm and internal walls are 115mm brick wall using cement mortar 1:6

All internal walls shall be plastered with 12mm thick using cement mortar 1:5

External walls shall be plastered with 20mm thick using cement mortar 1:5

Parapet wall shall be 115mm thick and 3'6" high

Ceiling plastering with 12mm thick using cement mortar 1:3

The height between floors to floor is 10'

All windows and door opening is as per architectural drawings

Cudappah slab will be provided only for kitchen wardrobe

 

FLOORING

2'x2' vitrified tiles for flooring except toilets and service areas

12"x18" glazed tiles for bathroom wall upto 7'

- Upto 2'6" above kitchen platform for kitchen walls

12"x12" ceramic tiles for bathroom and service floors

Lobby at all floors, steps and kitchen platform shall be placed with granite 

Car parking shall be finished with RCC flooring with VDF and paver block

 

DOORS

Main doors and door frames shall be Bhurma teak wood solid door as per architectural design

Bed room doors shall be skin door and door frame shall be kongu wood as per architectural design

Balcony, service and toilet doors as per drawings

Door and door frame will be provided for kitchen as per architectural design

Safety grill gate will not be provided for main doors

Joineries for main door shall be brass with one Godrej lock

Joineries for bed room door shall be stainless steel

Joineries for balcony and services door shall be aluminum

Ordinary lock with handle will be provided only for bed room doors 

Toilet shall be water proofing door provided 

 

WINDOWS

Windows are openable shutters and grill fixed with frame and ventilator shall be fixed louvers type as per design

French windows shall be openable as per architectural design

Kongu wood for frames and Padak wood for shutters shall be used for all windows

Joineries for windows shall be stainless steel and lock will not be provided

Safety grill for the balcony will not be provided

 

PLUMBING WORKS

CPVC pipes and fitting shall be used for concealed water line

PVC pipes and fitting shall be used for external water line, drainage and soil pipes

Sanitary fittings such as closet, washbasin and sink are Parry ware or equivalent

CP fitting such as taps, wall mixer, sink mixer, showers are Jaguar fittings or equivalent

Bore well and sump is provided 1 no's

 

WEATHERING COURSE

Brick jelly mixed with lime shall be used for weathering course

Minimum thickness is 3" and maximum based on roof slope pressed tiles shall be placed over the surki

 

ELECTRICAL WORKS

Kundan or equivalent make wires shall be used

Anchor Roma or equivalent switches shall be used

Concealed electrical wiring in all areas

- Inverter wiring shall be done for particular areas

Only common area fittings will be provided

 

PAINTING WORK

All internal walls shall be painted with the following layers

2-coats putty for walls and ceiling (Birla or equivalent for toilet, balcony and services and Altec or equivalent for all other areas)

1 coat primer over putty

2 coats colour for all internal walls (interior emulsion (Asian make) or equivalent) 

Grills shall be painted with black colour enamel 2 coats

Doors shall be painted with (ivory) enamel painting 2 coats

Main doors shall be varnish finishing

All external walls, car parking and utility shall be the following layers

1-coat white wash

Two coats colour work for all walls (exterior emulsion (Asian make) and Asian mat or equivalent)

 

HAND RAIL

Stainless steel handrail shall be provided for staircase

 

SUMP

Capacity of the sump is 40000 liters

 

SEPTIC TANK

Capacity of the septic tank is 40000 liters
