Instead of Overhead tanks, Hydro Pneumatic system is provided at site for uniform pressure in all apartments.


Doors & Windows

Windows : Prefabricated powder coated aluminum sliding windows with clear glass pane. MS grills shall be provided.

Doors : All doors shall be of solid shutter with particle board in-fill. Inner and Outer faces are to be finished with Finsa laminates and PU polish.

Door Frames : Steam beach wood finger joint with PU polish.

French Doors : Prefabricated powder coated aluminum sliding doors with clear glass pane.

Hardware : Stainless steel Hinges, Stainless steel Finished Tower Bolt to be provided. Magnetic door catchers only for Main door and bedroom doors. Lock shall be Mortise of Yale/ Equivalent.



Wiring: Concealed copper wiring using Polycab/ Anchor or equivalent make.

Power Points : 5Amps,15Amps, Fresh air Fans, GEYSER and AC points shall be provided in the apartments. (AC wiring shall be done in the bedrooms and dining).

Switches : All switches shall be of Litaski/ GM or equivalent make.

Generator : Power backup shall be provided for all common services and also for the electrical points in the apartment with limit of 1KVA/ Apartment.

Light Fixtures : In common areas, external areas and apartment balconies light fixtures shall be provided.

ELCB and adequate MCB shall be provided in each apartment.

TV/Television points shall be provided and centralized cabling for Multi DTH systems also are provided in living room and bedrooms.


Common Area Finishes

Flooring and Cladding : Lift Lobby’s Fascia wall and floor, granite shall be provided.

Staircase : Steps will be finished with granite cladding.

Driveway/car park Area : Interlocked Paver Blocks shall be provided as per architect’s design.

Terrace Flooring : Water tight and temperature reduction system shall be provided.



Elevator shall be provided in each block with Automatic Rescue Device (ARD) feature of Johnson or equivalent make.


Air Conditioning

Copper Conduit Wiring for the air conditioner and drain piping shall be provided for the dining & bedrooms. Position of Indoor unit (IDU) and outdoor unit (ODU) are already fixed and no changes in locations are permitted.
