Shutter :  

Bedrooms shutters solid core flush shutter or skin door shutter.( design as per promoters choice) Bathroom, balcony and service shutter with water proof plywood. The main door will be provided with “Godrej  Lock” Tower bolt with safety chain, handles and eye piece. Bedroom and balcony shutters will be mortise lock and Tower bolt. Bed room and service shutters will be fixed with anodized  All hinges. 


Windows : 

U.V. resistant poly vinyl windows with reflective glazed shutters and ornamental grills. (Whichever is selected by promoters choice)


Flooring :

Vitrified  tile flooring (basic cost not more than Rs.80/-Sft). Size (2’0”x2’0”)


Kitchen :

Kitchen platform will be  polished jet black granite top, stainless steel kitchen sink with drain board and dado  about 2’.0” height above the platform (as per Promoter’s choice). (basic cost of tile not more than Rs.80/- Sft.).


Toilets :

Anti skid Ceramic tiles flooring, ceramic tile dado for full height from the floor colour and design as per Promoter’s choice (basic cost of tiles not more than Rs.80/- Sft). Concealed plumbing arrangements.


Sanitary Ware & Fixtures:

Sanitary ware for wall mounted EWC/Wash basin as per Promoter’s choice (Parry ware). Low level flushing cisterns, plastic seat cover for EWC, CP brass fittings and other suitable fixture.

A3 in 1 wall mixer with hand shower and head shower in all bathrooms. Health faucet in all toilets Hot and cold water provision to bathrooms Hot water lines will be of CPVC pipes and specials. Water inlet and outlet for washing machine & a tap for service area.


Electrical :

3 Phase electric supply connection with change over facility and concealed copper wiring, points for telephone, TV, fridge, geyser, washing machine grinder, A/C, fan and light points in rooms.  Provision for inverter. .MCB/ELCB(Earth Leak circuit breaker)as per promoters choice.


Finishing : 

Acrylic full putti will be applied on the ceiling and the walls of flats to have smooth surface and finally finished with one coat of acrylic primer and 2 coats of plastic emulsion paint. The external walls of the complex will be initially applied with 1 coat of supercem and finally finished with 2 coats of weather proof exterior emulsion paint.  Doors other than entrance door with enamel paint/varnish.  Entrance door varnish with melamine finish. M.S. Grill with two coats of enamel paint over zinc chromate primer.



Passenger elevators are provided in Stilt + 4  Floors


Ventilator : 

glass louver with M.S. grill with two coats of enamel paint.


Stair case steps & landing:

Kota stone for staircase skirting, ornamental M.S. hand rails if required.


Compound wall and gate : 

Compound with provision of MS gate openable.   Covered Car Parking area with CC grano flooring.


Provision of Electrical Points:

Entrance : One bell point and one light point.

Living : One TV point, one telephone point, two light points in walls, two 15/5 A pin points, one fan point.  Provision for electrical point.

Dining : One 15A for fridge, two light points in wall, one 5A pinpoint. One Fan points  and one telephone point.

Bedrooms : 

Master Bedroom : Two light points in wall, two 5A pin points, one 20A point for A/C, one TV point and one telephone point.  Fan and light points to be 2 way. Other Bedroom : Two light points in wall, two 5A pin points,  one TV point and one telephone point.  Fan and light points to be 2-way.
