-Main entrance door shall be provided with first class teak wood, frames and shutter switch "godrej night latch" or mortise lock, brass hinges and lacquered brass handles and eye piece will be provided

-All other doors shall be provided with teak wood frames and 12mm thick water proof inserts or solid core flush door shutters, OST or skin door

-Bathroom doors shall be provided with laminated/chemical painted flush doors

-Door fittings will be provided with anodized aluminum fittings

WINDOWS

-Window frames and shutters shall be of with UPVC/teak wood framed, glazed shutters with MS grills

VENTILATORS

- Ventilators shall be provided UPVC/teak wood framed, glazed louvers with MS grills

 

III.FLOORING

LIVING

-Living/drawing, dining, kitchen and other bedrooms flooring shall be provided with 2'0" x 2'0"

-Vitrified tiles of standard brands (basic cost of tile at Rs. 42.00/sq.ft.)

DINING AND BEDROOMS

-Utility and other balcony flooring shall be provided with 1'0" X 1'0" ceramic tiles (basic cost of tile at Rs. 35.00/sq. ft.)

CAR PARKING 

-Car parking flooring - Durocreet or equivalent brand/rubber moulded interlocking floor tiles (basic cost of tile at Rs. 35.00/sq. ft.)

KITCHEN

Kitchen floorings shall be provided with 2'0" x 2'0" vitrified tiles of standard brands (basic cost of tile at Rs. 42.00 / sq. ft.)

Kitchen platform shall be of high grade polished black granite top (basic cost of granite at Rs. 120.00 / sq. ft.)

Dado up to 2' 0" height above the platform (Basic cost of tile at Rs. 30.00 / sq. ft.)

Stainless steel kitchen sink shall be provided without drain board

Loft and shelves shall be provided as per drawings

Suitable openings for exhaust fans will be provided

Separate pipe lines to sink shall be provided for bore and sump water

 

IV.TOILETS

Flooring: Anti-skid ceramic tiles flooring (Basic cost of tile Rs. 35.00 / sq. ft.)

- Ceramic tile dado for about 7' 0" height from the floor (Basic cost of tile at Rs. 32.00 / sq. ft.)

Walls: Suitable openings for exhaust fans shall be provided

- Water proofing to all toilets by brick bat coba

 

V.STAIR CASE

Flooring: Steps and landing will provided with granite (Basic cost of granite at Rs. 100.00 / SQ. FT.)

Railing: Hand railing will be provided with stainless steel material

 

VI.SANITARY WARES AND FIXTURES

EWC: EWC, wash basin shall be provided with parryware/hindware or equivalent brand for attached bed room toilets

- Plastic seat cover for EWC

IWC: IWC shall be provided with parryware/hindware or equivalent brand for common toilets

Wash basin: Wash basin shall be provided with parryware/hindware or equivalent brand either in dining or in common toilet

Low level flushing cisterns of PVC or FRP fittings

Deluxe CP brass fittings and other suitable fixture

 

VII.PLUMBING

Sump: 1 sump of adequate capacity individually for receiving metro/panchayath water as and when CMWSSB/panchayath water supply becomes available to the complex

OHT: 1 overhead tank of adequate capacity shall be provided at the terrace of the building (to serve all the flats) with 2 compartments for pumping water from captive source (bore well) and water from the ground sump

Septic tank: Septic tank of adequate capacity shall be provided

Kitchen: A tap in the kitchen for metro/panchayath water supply from overhead tank

Bathrooms: Taps shall be provided to supply ground water (bore water)/sump water to bath, toilet and kitchen through overhead tank(s)

- 2 way tap connections shall be provided in bathrooms with hygiene faucet with overhead shower and hot and cold water provision.

Concealed plumbing arrangements, with CPVC pipe line of slow guard make for hot water pipe line

For all internal plumbing lines CPVC pipes and for external plumbing lines UPVC pipes are used

All plumbing fittings shall be provided with havells or equivalent brand

- Switches: All switches shall be of modular type of MK/legrand or equivalent brand

- Wires: All electrical wire shall be of finolex make

 

IX.PAINTING

Internal: All internal walls and ceiling shall be applied with acrylic putty to have smooth surface and finally finished with 1 coat of acrylic primer and 2 coats of emulsion paint

External: The external walls of the apartment/building shall be initially applied with 2 coats of white cement and finally finished with 2 coats of weather proof exterior emulsion

Doors and windows: Doors other than entrance door and windows with enamel paint

- Entrance/main door with varnish (sealer finish/melamine finish)

Grills: MS grills with two coats of enamel paint

 

X.WARDROBES

All wardrobes/cupboards, showcases and shelves in all the rooms shall be provided with both sides polished black coloured cudappa slabs to a maximum of 45 sq. ft. (if any additional quantity required beyond the provision will be charged extra)

 

XI.COMPOUND WALL 

Gates: Compound wall be provided along the boundaries of the premises (only, when the premises is open from the other side )

- MS gate as per the design and drawings

Ramp: Paved driveway/ramp will be provided as per the drawings

 

XII.GENERAL
