Structure and Basic Finishes

RCC Framed Structure with high quality chamber brick walls for external and internal partitions plastered and finished with cement paints externally. Internal Painting with Plastic emulsion internally after application of two coats of Putty and Primer. The final coat will be roller finished. Paint will be Asian/Nerolac/ICI or equivalent to colour choice of owner. The Height of each floor will be 10 feet (maximum) distance between the finished floor level and the inner roof level will be 9’7 feet. The Lintel Level will be 7 feet above the finished floor level.

 

Flooring / Stair Case

Vitrified Tiles (3 X 3 Feet) of Kajaria/Johnson/NITCO/Somany make or equivalent for Flooring except Bathrooms & Balconies which will have Anti-Skid ceramic (Kajaria/Johnson/NITCO or equivalent make) flooring (1 X 1 Feet Dimension). Staircases and Lobbies will be laid with 20mm thickness Granite Slabs. Stainless Steel railing will be provided for the Staircases.

 

Doors

Main door Designer Teak Wood Panel for main entrance with polished frames comprising width 7’ X 3’6’’ for easy Opening with appropriate hardware provisions such as Godrej Ultra Locks, Brass Heavy Duty Hinges and Stainless Steel Tower Bolts.  Internal Paneled Flush Doors of size 7’X3’, Water Resistant Wooden Doors for Toilets with good quality locks and hard ware. The width of the door openings will be 3 feet for all internal doors except for Toilet Doors which shall be 2’6’’.

 

Windows

UPVC Single Glazed Swing Open type Windows with Steel Grills wherever necessary.  UPVC Ventilators for the Toilets with Steel Grills.

 

Kitchens

Granite (Jet Black) Platform 2 Feet Wide for Kitchen Counter for a minimum running length of 15 feet with Stainless Steel Sink with Drain board of dimensions1000 mm X 600 mm of Nirali or equivalent make. The Kitchen Platform Provisioning will accommodate the Sink/Cooking Stove/All Appliances comfortably.

 

Toilets

Colored Wall Mounted Western Style WC in all Bathrooms. Bathroom Fixtures will be from TOTO/American Standard or equivalent. Suitable Color Design Glazed tiles of Somany/Kajaria/NITCO make or equivalent for full height of wall and flooring with good quality sanitary fixtures.  Designer Bathtub for the Master Bedroom will be provided  Geyser with hot & cold water provision will be provided in all Bathrooms. CP Fittings to be of Kohler make or equivalent. 

 

Water Supply

Deep Bore Well / Open Well for Ground Water as per actual requirement Underground Sump of minimum capacity 15,000 litres each for both metro water and ground water respectively. Based on Test results of Ground Water Appropriate water treatment /filtration system would be installed  RCC Overhead Water Tanks will be installed on the terrace of 6000 Liters Capacity. It will be of two compartments to cater for storage of metro water (for Kitchens) and treated ground water (For all other areas). 

 

Lift

State of the Art Elevator of 6 person capacity from Schindler or equivalent will be installed for each block.

 

Electrical

3 Phase Electric Connections. 3Phase X 10/30amp power supply meter with ELCB. Individual 3Ph DB inside each flat with lighting and power circuits segregated. Multi-core high quality copper wiring in concealed PVC conduits with MCB and recessed switches. Finolex wiring or equivalent make multi strand copper with 1.5 sq.mm for 5A circuits and 2.5 sq.mm. for 15A power circuits. High power Circuit for AC, Geyser, Fridge etc., and low power circuits for other points wherever required.  Modular plated Switches to be provided of Anchor Roma/Siemens or equivalent as per the table shown below.  Adequate number of three pin sockets with switches, both of 5 amps & 15 amps will be catered for in all rooms judiciously. In this regard, individual customer requirements if any will be ascertained and taken care of.

 

Compound Wall

Designer Brick Work Compound Wall of height 6 feet around the campus with contemporary Elevation with pillars at regular intervals and arches/pergolas at gate locations.

 

Lighting

Common Lighting around the building will be provided with segregated switching circuits.
