Specification of Chaitanya Association



1.0     The flats are to be constructed to this specification subject to minor changes in dimension, locations found desirable or necessary to ensure sound engineering practice at the sole discretion of the Builder.




2.1     RCC framed structure with non-load bearing, Porotherm walls (Hollow clay block) / brick / Cellular light weight concrete (CLC) block walls.

2.2     Ceiling height will be 9’ 9” approximately, except in the toilets where it will be 8 feet 9 inches.

2.3     Generally internal partition walls will be 4.5 inches / 4 inches and outer walls will be 9 inches/ 6 inches.




3.1     Walls will generally be plastered and painted inside and outside.


3.2     In the toilets, wall will be covered with kajaria / equivalent ceramic tiles up to a height of 7’-0″.

3.3     In kitchen 2’ height wall dado will be provided with ceramic tiles above granite counter.

3.4     In the wash area, ceramic tiles will be provided upto the parapet wall height or will be in line with kitchen dado. Ceramic tiles will be plain soft colour of builder’s choice.


4.1     Flooring will be good quality 2’ X 2’ vitrified tiles for entire flat except in toilet and wash area. Toilet and wash area will be provided with 1’ x 1’ ceramic tiles.


4.2     Flooring of toilet & Wash area will be provided with 1’ x 1’ ceramic tiles.


5.0     DOORS


5.1     Main door frame will be of teak, fitted with skin moulded flush door finished with varnish.

5.2     Other doors will be with good quality wood frames and flush doors or equivalent painted on both sides.

5.3     All door fittings will be of anodised aluminium – Jothi Brand / equivalent excepting the front main door, which will have brass fittings.

5.4     Main door will be provided with cylindrical lock, one aldrop, safety chain and peep hole.


5.5     Doors to the bedrooms will be provided with secure locks and all other doors will be provided with tower bolt and aldrop.




6.1     Pre fabricated fenesta / UPVC Windows will be provided.


6.2     Ventilators will be of good quality wooden frames with glass louvers.


6.3     In each bedroom one opening with steel grill covered with glass will be provided for   the installation of room air conditioner alternatively split AC provision will be provided wherever possible.


7.0     KITCHEN


7.1     G-20 Black Granite slab will be provided for the kitchen-cooking platform.


7.2     A single bowl stainless steel sink with drain board will be provided.





8.1     Concealed plumbing lines from the overhead tank for each duct. All closets and wash basins will be in white colour.


8.2     Provision in plumbing for connecting one geyser in each toilet.


8.3     Hot and cold wall mixers for shower and tap in each toilet.


8.4     Toilet closets will be floor / wall mounted EWC / IWC as desired by the Contracting Party.


8.5     Bathroom CP fiitings – Jaquar Continental or equivalent range will be provided.


8.6     Health faucet will be provided in all toilets.





9.1     One common bore well and metro water sump will be provided.


9.2     Two   pumps   one for bore and one for sump will be provided.


9.3     Common overhead tank with separate water lines for each duct will be provided.




10.1    Concealed copper wiring with Finolex cables and MK switches/ equivalent make will be provided.


10.2    Separate meter for lighting in common areas, lift and pumps.


10.3    Three phase power supply with automatic phase change over switches will be provided for each flat.


10.4    15 AMP power plug sockets will be provided for water heaters in the toilets, for air conditioners in the bedrooms, two in the kitchen – one for micro wave oven & one for fridge and one in the service balcony for washing machine.

10.5    In all the flats 5 AMP sockets will be provided in the kitchen, one for aquaguard, one for mixer machine and one for exhaust fan.

10.6    Two 5 AMP plug sockets will be provided in each   room, except that in the living room, in addition a multiple socket with 3 outlets will be provided for connections to TV and music system.

10.7    One calling bell point will be provided.

10.8    Generator with sufficient capacity for lift, pumps and lights in common areas and all light and fan points inside the flats.

10.9    The light points in the staircase, above the entrance door and bedside light & fan in all the bedrooms are with two-way control. Other than this, all other light & fan points will be controlled from single point.


11.0   OTHERS


11.1 One common name board and letter boxes for each flat built to design will be provided at the entrance to the building.

11.2    Concealed PVC pipes for TV and telephone will be provided in the living room and bed rooms.

11.3    A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to one in the living room and each one in the bed rooms and study rooms.

11.4    The common area outside the building shall be paved and suitably landscaped.


11.5    Watchmen / Service toilet will be provided in the car park area.


11.6    Necessary no. of lifts of reputed make will be provided.


11.7    Rainwater harvesting will be provided.


11.8    Multipurpose hall will be provided.



11.9    Well furnished gym will be provided.


11.10  Mini Theatre will be provided.


11.11  Recreation room will be provided.
