Overview of ARUDHRA

ARUDHRA is one of the popular residential developments in Velachery, neighborhood of Chennai.

The design is a typical stilt plus three floors, comprising of two apartments in each floor in all six dwelling units in the building. All the apartments are two bedroom hall & kitchen.

All the apartments are two bedroom hall & kitchen.  The apartments available for sale are in the second & third floor road side and the third  apartment in the Third Floor rear side. Specification of ARUDHRA


Isolated / combined column footing as per structural design. The foundation shall be laid as per the drawing by the structural engineer, over lean cement concrete 1:5:10 – 75mm thick.



All Rcc slab, column, footings, beams, lintels, sunshades, lofts and other concrete area shall be of cement concrete ratio of 1:2:4 as per structural drawings.

The roof slab shall be cast using M20 grade concrete manually.



Plinth walls shall be of brickwork in cement mortar 1:6 – 3’0 above the formation level of the ground. The plinth walls shall be constructed over RCC grade beam below the formation ground level.


Super Structure: 

All external panel walls shall be 9” thick brick wall quality chamber burnt bricks in cement mortar 1:6. All the internal partition walls shall be of 41/2” brick wall in cement mortar 1:3.


Low level:

The toilet and all the low-level be administered with post construction treatment with water proofing chemicals Shall be filled with brick jelly concrete.



Sunshades shall be of the design specified in the design specified by the architect.



Plastering ceiling with cement mortar 1:3 – 12mm thick with sponge finish. Internal walls with cement mortar 1:5 – 15mm thick of smooth finishing. External walls with cement mortar 1:5 – 15mm thick of rough sponge finishing.



All the woodwork shall be of joinery to the requirement as the case may be

Front main entrance doorframe shall be of teakwood section of 5 x 2 ½ size

All other doors shall be of country wood frames 4 x 2 ½ frame.

All internal doors shall be with flush door shutters with guarantee by the company.

Standard Quality mortise locks victory brand or equivalent for all internal doors.

All the doors shall have powder-coated/stainless steel hinges and tower bolts of first quality.

PVC doorstoppers for all doors



All windows shall be of country wood of frame sizes of 4” x 2½” section

Window sections of 3 x ½ sections.

Pinhead glass of 4 mm thickness for the shutters.

All window shutters will be provided with powder coated mild steel hinges and aluminum powder coated tower bolts and fittings of first quality.

Toilet ventilators shall be of fixed louvers with pinhead glass.



All windows, gates shall be of mild steel 10mm square section for grid (7”x3” grid size) rectangular design and ¾” x ¼” for the grid frame.


Flooring: (Hall, dinning, bedrooms, kitchen)

All internal flooring shall be of Vitrified tiles 2’ x 2’ first quality and with 4” skirting.


Common Area:

Common area will be of quality concrete tile.



Toilets floor with color ceramic tiles shall be of first quality anti skid ceramic tile to match the wall color.

Toilet Wall cladding with glazed tiles up to 7’ with color-glazed tiles of 10”x 14” size of first quality.

Provision for exhaust fan.

Kings mere washbasin for all bath rooms.

EWC/IWC white closet.

Geyser provision.



G-20 Black granite for cooking platform.

The edges for kitchen granite will be glass finished.

Glazed tiles cladding to match the granite for the wall up to 2’ height on the kitchen-cooking platform.

Stainless steel sink with drain board Diamond company brand or equivalent.

Provision for aqua guard type water filter with one additional metro water point.

Cupboard partitions shall be as per design shall be of masonry concrete slab partitions.

Provision for exhaust fan and 15 amps power points 3 Nos.

Service will have wall cladding glazed tiles up to 3’



Brick jelly lime concrete terracing and one coarse of pressed brick tiles on top.

100mm dia PVC rainwater drain pipes at required intervals.

Overhead tank as per the capacity of the building.



All internal wall surfaces / ceiling with two coats of color Off whitecolour.

External surfaces shall be of Ace emulsion paint.

French Polishing for front main door and enamel paint with putty finish for other doors &windows.


Plumbing work:

All pipelines cold water with PVC pipes of genuine quality wall concealed water lines

Hot water line CPVC piping.

One mixer (2 in 1) with overhead shower, one pillar cock for wash basin and atap near closet, in all bathrooms.

Floor pipeline for wastewater will be concealed PVC pipe

Bore well of 5” dia depth as per the advice of qualified ground water consultant will be provided.

Metro water sump of total capacity 10000 liters and effective capacity would be as the case may be with provision for pumping to the overhead tank by providing a mono block motor.

Overhead tank of about 4000 liters with a partition for one partition accommodating bore water and the other partition with corporation water.

Rainwater harvesting shall be implemented as per guidelines.



Conduit piping concealed wiring

Modular switches Toyama or equivalent.

Wiring ISI quality with three-phase supply with 7/20,3/20 and 1/18 wire as Per requirement of various applications as the case may be.

Earthing 14 gauge copper wiring concealed.

Concealed distribution board.

Operated phase changer.

All A.C points are fitted with MCB enclosures with 7/20 wires and earthing provision.

All bedrooms with be provided with lofts on one side and one cupboard as per final plan without internal partitions as shown in the plan.

Storage cupboard in the kitchen as per the design, internal partitions with cudapah stone polished both sides.
