DESIGN

Architect design flats.

 

STRUCTURE

R.C.C. Structure designed by structural engineer

Anti – termite treatment will be provided for the completed building. Walls will be constructed using bricks set in cement mortar.

9” thick brick wall for the outer wall and 4-1/2” thick wall for the internal partition wall. Ceiling height will be maintained at 9’ – 6”

 

WALL FINISHES

Internal walls will be finished with cement plaster and putty finish with distemper.

The toilet wall will be finished with double glazed ceramic tiles subject to a limited choice of colors of size 8” x 12” upto 7’ height.(Rs.30/- only Material Cost)

Toilets, Kitchen, Balconies and other areas will be finished with cement plaster and cement paint.

Wash area will be finished with ceramic tiles upto 2’ height.

2’ above the Kitchen platform will be finished with double glazed ceramics tiles of size 8” x 12”.

Exterior faces of the building will be finished with the cement plaster weather coat (make Ace with Texture).

 

CEILING

All ceiling areas will be finished with cement plaster.

 

FLOOR FINISHES

Living & Dining / Bedrooms will be finished with Nitco not exceeding Rs. 50/- per sq.ft. ( only Material cost )

Kitchen Balconies & Toilets will be finished with ceramic tiles of size 1’ x 1’ with 3” high skirting using the same tiles matching the floor.

Service will be finished with ceramic tiles of size 1” x 1” with 2’6” high dado of same tile.

All floor lobbies / corridors. Staircase will be finished with semi glazed concrete tiles.

Car park areas will be finished with cement concrete grano flooring.

Entrance Door :

Teak wood frame with 35 mm thick ornamental teak paneled doors shutter polished with melamine on both sides. Godrej or equivalent locks will be provided.

Bedroom Doors :

CW wood frame with 30mm thick factory made solid core flush shutter with Godrej or equivalent cylindrical locks and finished with enamel paint on both sides.

Toilet Doors :

CW frame, 30mm thick both sides plastic coated BWP grade flush door with enamel paint on both sides.

 

WINDOWS

Wooden Windows.

 

KITCHEN

Platform will be done with 20mm thick galaxy granite slabs 2’ wide and provided with Carysil Sink

Provision for fixing an exhaust fan and aqua guard will be made.

 

TOILETS

Pastel / soft color, European water closets – Parry ware will be provided in all toilets.

Ceramic soap dish will be provided.

All toilets will have provision for connecting a Geyser.

All sanitary ware will be of Metro make – pastel / soft color.

Health faucets, wall mixer with an over head shower will be provided in all toilets.

All CP fitting will be of “Metro” make Queens range.

 

BEDROOM

Bedroom will be provided with a loft at a height of 7’ from the floor level above the nitch for wardrobes.

 

ELECTRICAL

Concealed insulated copper multi –ISI strand wires in all apartments.

Each Apartments will be provided with a distribution board having MCB’s.

All switches & sockets are of Roma make.

TV and Telephone point (2pair) will be provided in all bedrooms and living.

 

COMPOUND WALL

5’ high compound wall on all sides of the plot.

 

LANDSCAPING

Adequate landscaping will be provided as per architect’s design.
